How important is a BEDROOM to a Home Buyer? Let me tell you a story about a Manchester NH area home so frightening, it could literally make buyers run right out the front door.  This home had 3 bedrooms, the master and 2 children's bedrooms. Today is day 13 of my series of the SCARIEST Horror stories in Real Estate. The top 30 collection of Horror StoriesToday's feature story: #19. Could this be one of the scariest bathrooms you have seen? Seeing how a buyers furniture will fit into the bedrooms are an important factor. This owner occupied  home was listed with another company. I had the pleasure of showing one of my clients. There was no interior pictures in MLS and now I know why. My buyer did run, from the fleas though. The home owner was home but had waited on the porch for us. They...

Being in Real Estate we get to see some wonderful homes. This was not one of them. The bathroom in many homes is a deal breaker. Lots of space, new fixtures, shiny faucets and a pleasant smell. Once again, not here. Today is day 3 of my series of the SCARIEST Horror stories in Real Estate. When Buying or Selling a home, It does not need to take a trick to buy or sell a home these days. Are there any homes For Sale in my area? "Everything seems to be under contract." is what I hear the most form local Manchester NH Buyers. Welcome to Day 4 of my 10 blog series of the "Top 10 tips" for Home Buyers looking to buy their dream home. #7. What is the best way to see homes we like that are not already Pending Sale? When it comes to finding your dream home, you need to be like a boyscout and "Be prepared." My top item is to know what you want, where you want it and be ready to move. NO, not move into your new home, move by getting to see new listings immediately. If you know what area you like, you can narrow down your search to be able to see those new listings hitting the market. By having a GOOD Buyer broker, they will identify and get you into these new listings. Being pre ...

Is it a good idea that Seller speaks to a buyer or the buyer agent? There are many times when the path of the buyer and seller may cross. Such as if the buyer shows up early. If the buyer "just drives by" as the seller is outside and the dreaded buyer agent who tries to contact a seller direct. Today is day 5 of 10 in my blog series of the "Top 10 tips" for home owners selling their homes. #6. Should a home owner/seller speak direct to the Buyer or their agent?. The answer once again is absolutely never. There are innocent meeting such as if the buyer shows up early. However often buyers and or their agents will try to get information from the seller to use for their own advantage. A home seller can avoid this by leaving the home a good 15 minutes before a showing is scheduled. If a buy...

A strange case in which the appraiser said they failed an appraisal while completing their valuation for a home purchase with a buyer getting a conventional mortgage.  I had a list of initial problems with this delay in closing, as this is a conventional mortgage, not FHA. Next this is an appraisal, which is an estimation of value, it does not have a pass or fail option.  Upon review a conventional mortgage does not have a requirement the home come with a stove/oven. The type of mortgage that does require a stove is an FHA mortgage. The fha appraisal does have some inspection items an appraiser must check as opposed to a conventional mortgage that does not.   The appraiser is confused and caused an un-needed delay. This type of poor service is a result of the new laws meant to protect y...

There it was, those golden words "Ready to move in Bank Owned Home". Something does not seem right... so i had to check it out. Ready to move in means it is ready to move in. No work needed. Typically bank owned homes are far from ready to move in and with a play on words, This home is not quite ready. Yes, there are still some bank owned homes being listed. They are great deals, however.... you need to know what you are getting into before making an offer.  You have a choice of agents. Use your choice to hire the BEST agent in your area.          LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. You deserve the best....         About the Author: Scott Godzyk i...

When do you think is the BEST time of day to show a home FOR SALE that would result in more offers? A Manchester NH area home owner requested to only show the home in the twilight (an hour before sunset) when she could put all the lights on to create a better atmosphere so that buyers would be inspired to make offers on her home. My initial response is the best time to show a home is when the buyer wants to see it. Some buyers work nights, others days, some weekends and on and on... so when a buyer has free time, when a buyer likes your home enough to want to see it... I say let them see it. I can certainly see that the seller wants her home to show in the best light literally. However the world is not so cut an dry to limit showings to one hour a day. How did the Seller like my advice?...

If a home Buyer asks for copies of the last year sof a Home Sellers Utility Bills, what should that home owner do? Here in the Manchester NH area, a Seller called me to tell me their sale fell through and they needed a new listing agent, from reading my Active Rain Blog, they knew I was the agent for them. You see they had their home under contract, The buyer asked for a years worth of utility bills. The Listing Agent got offended and told the seller to say no. The deal set with the sun. So what should a Home Seller do if a Buyer asks for copies of their utility bills? The easy answer is "Give them to the Buyer" YOU deserve the BEST service when Buying or Selling a home Most Buyers will indeed ask how much the heat costs last year? What is the average electric bill? Why would you not gi...

There is two distinct sides to this argument with half calling before they write an offer to let the Listing agent know they are writing one. Should you cal the listing agent before writing an offer? The simple answer is YES, but to ask them if they have any other offers pending. Many times a buyer may say they want to write an offer only to change their mind. An offer is not an offer until signed and accompanied with a deposit and pre qual letter. Here in the Manchester NH area most of my new home listings can have offers within days. Time is better spent writing a good offer than promising an offer is coming that never comes.   It was discussed just yesterday that one negative of calling the listing agent and telling them that you have an offer coming in, is that the listing agent may...

When can a Home Buyer start working on a home they are buying? The obvious answer is once the buyer closes on the home and officially owns it, that is when they can start working on it. Now if it was that easy, you may not be reading about here in my blog. You see, A Manchester NH area Home Seller reached out to me who listed with another company and whose home is under contract. The buyer came over and started some landscaping leaving a note they would be over on the weekend to start painting.  My first question was if they gave them permission? The answer was no. I asked if their agent gave them permission? They said they haven't talked to their agent since they emailed the offer to sign? So I asked if in the contract it stated the buyer could start work? After reading it, they said n...

Would you rather have the smallest home in an upscale neighborhood or the largest home in a not so desired area? That was the question that brought some Buyers to a heated discussion yesterday during their search for a Manchester NH Area Home . With a pre-approval in hand, the sales price they are approved for is lower than the median sales price for this area. They are not deterred and set out to fnd their dream home. They came to two conclusions, one if they want to be in the best neighborhoods, they must choose a smaller home. If they want a larger home, the only ones price in their range were in older neighborhoods with a mix of homes. The  first problem is that what is desirable for one buyer may not be so desirable for a different buyer. Where the Mr. and Mrs. could not  agree on ...
