Greenland NH Real Estate Report August 2010 We are looking at homes sold data for the last four years verses the last twelve months to determine where the market is headed.  IN 2006, 61 homes were sold with an average days on market of 106.  2007 saw a drop in homes sold to 57 and they were on the market longer at 125 days.  For 2008, the recession fully entrenched, a third less homes sold at 38 but the days on market lessened at 109.  While the Federal Home Buyer Tax Credit was established to prop up a sagging market in 2009, we saw an increase in homes sold to 53 and even less time on the market at 95 days.  Greenland NH is just west of Portsmouth on Rte. 33. This town is home to the oldest brick house in New Hampshire. Built by Captain Samuel Weeks in 1710 it survived the earthquake of 1755 with some cracks in the 18" thick beams that supported the house. Greenland NH real estate activity for this past year, 2007, remained about the same as in 2006.  There were a few less properties for sale and yet a few more that sold in 2007.  The average sales price went down a little in 2007, however the days on the market shortened up a bit.That sounds to me like the real estate market in Greenland was fairly stable last year! With this kind of information readily available, it's just further proof that all real estate is local, and that the media that continues to harp on a 'national real estate market' really need to get a clue and understand that there is NO SUCH THING.  There really is also no such thing as a 'regional market' either.  In Rockingham County alone, the market varies greatly from here in the Seacoast to just 15-20 minutes inland.I...
