How can you live in your home and keep it ready for a showing at moments notice? It is a too much work to get a home ready for a buyer to see it.  That is what an expired listing told me. That is why their home did not sell with their other agent. Today on day 2 of my 10 blog series of the "Top 10 tips" for home owners selling their homes, we talk about the condition of your home for upcoming showings. #9. How reasonable is it for a Home Buyer to ask for carpeting to be replaced if the seller has pets? The answer will depend if you are the Seller or the Buyer. The seller may not find it reasonable to replace newer carpets. A buyer who has pet allergies may think it is a Must. The bottom line is how bad does the seller want to sell the home?  THE BOTTOM LINE Is that this and similar requests are common. Buyers ask for all sorts of things. The key is for the listing agent to prepare the seller for such requests. If the seller has pets and has carpeting, chances are they could have a pet smell. They could also make a person with allergies sneeze, wheeze or worse. It is unreasonable for the seller to replace it. But is common for the seller to credit the buyer for new carpet. Does it matter what the outside looks like if the inside is in mint condition?  The exterior is what a buyer will see first, They will drive up and judge within a matter of seconds if they want to go inside or not. On this Manchester NH area executive style home, the sales price will be at or just over 1 Million Dollars. So why in the world would they have a mailbox that looks like this? Sitting back far off the road the mailbox is what you see first. Next is piles of leaves and what is left of their flower garden, brown, limping plants swaying in the breeze. Is there any value for a seller to include an outdoor hot tub with their home sale? A Manchester NH area Home Seller had their home listed with a national firm, had offers, but all fell through. He had a very large list of items that were not going to be included in the sale of the home, except he said every buyer asked for them anyway. My first thought was, "if these items were not to be included, why were they not removed before buyers started looking at the home?" The Seller says he didn't know he could do that.
