WHAT IS THE MARKET LIKE?  SHOULD I BUY OR SELL A HOME THIS SUMMER 2018? Lets look back and review the Real Estate market in the Manchester NH area THIS SUMMER. 2018 has been a wonderful year for Real Estate. Over all a very busy market that sees new listings coming on the market.  BEDFORD NH remains the most requested town for upscale and luxury homes.  HOME SELLERS who listed with us enjoyed relatively quick sales and at great prices when they list with us. HOME BUYERS who bought through us enjoyed getting ultra low interest rates. They got an insight of what new listing were hitting the market and used our tips to have their offers accepted and closed on their dream homes.  Interest rates bumped a little the start of August which has seen a rush of buyers who were waiting, to act now...

A Home Seller told me they would not list today because no one looks at homes on a Holiday. I had to ask where they heard that. I was on a listing appointment for this Manchester NH area home. Being the last of 4 appointments, they told me the previous agent did. I was a bit puzzled, as Holidays are often packed with buyers looking for homes. Especially here in NH where spring came late, and buyers are plentiful while listings are scarce.  Mr. seller was excited by the news however Mrs, Seller proclaimed she would not be cleaning the house for showings on her weekend off. It sounded like they were not so quite ready to sell. The husband wanted more info on selling during a holiday. Basically buyers look at homes when they are not working, that is nights, weekends and Holidays. A buyer w...

We go right to the source and outline our market. What we are seeing. What you can expect and what the future may hold. They got an insight of what new listing were hitting the market and used out tips to have their offers accepted and close don their dream homes.  WHAT DO WE SEE FOR 2018? You may have heard rumbings rising interest rates. Who doesn't want luxury? A recent buyer shook to the core what we consider luxury. Coming from CA, he sold what he said was his small home for $2,000,000. He business was taxed to the gills and loved what NH had to offer. No income tax and no sales tax would save his business "boat loads" of money he said.   He said he wanted a "Luxury home".  He did not have a minimum or maximum other then show him everything near 2 million he said. I went through the communities he was interested in, Bedford NH, Amherst NH, Windham NH and Manchester NH.    His reply was not what I expected. He said, "I wanted a luxury home, not a hotel." I laughed but he was serious. His CA home was around 2000 SF. A home here that sells for under $400,000 in the finest neighborhoods. I found homes here in NH from 50...

However they had a very small affect on mortgage rates. Rates are the lowest you may see for this year as we do expect an increase again in the spring. If you are thinking ...

A war broke out between a home seller, a potential buyer and a neighbor. Who is correct? Well you see, a potential buyer was driving by the Manchester NH area home for sale, saw a neighbor out shoveling, stopped and talked. They were listed with another agent and canceled their listing due to this.  Why anyone is offended was beyond me. First off, when listing a home I go over with my sellers why we should tell the neighbors you are selling the home. When a home goes for sale, you should want everyone to know. The more that know, the more potential buyers. In this case the seller did not want the neighbors to know. Perhaps they saw his sign anyway? Well the listing sent the buyer by the home before they would even show it to him. If a buyer wants to see a home and they are qualified, i ...

I found myself in the middle of a Battle Royal this week. No I have not joined the WWE. I went on 2 different listing appointments this week. The first was very hostile. I was the 3rd of 3 agents and the sellers were already at their own throats. It is a newer big home, an elegant area with home after home loaded up with Christmas decorations. Mrs. Seller was the big decorator in the family and the home sat bare.    Since Thanksgiving they had already met a few agents to list their Suburban Manchester NH area home. Two of the agents said they should not put up any decorations as it could hinder the sale. The Mrs. was crushed. She lived for decorating. Mr. Seller was putting down the hammer berating her as I got there. That there would be no decorating this year.     I toured the home, ...

As Labor Day approaches, summer comes to end here in New England. That means the days of pool season is numbered. Despite that.... a home buyer wanted a home with an in ground pool. Searching the MLS this home stood out with "a GORGEOUS in ground pool". Welcome to week 7 of my new weekly feature "Pools that make you say *WOW* " What we found, was a pool that was never opened this summer. It was covered with pine needles. This "backyard oasis" as described in marketing was more like a money pit. My buyer wanted no part of it. I snapped this picture as this fit with my summer series.  MOST IMPORTANT though is to show all of you about "Truth in advertising". First the seller should have been told if they want to get the most value from their "back yard oasis" they needed to open the pool, ...

The state of MA is voting on a 4% income surtax on anyone who makes more than 1 million dollars a year. I do not make a million dollars a year nor do I live in MA. But if you do, there may be a way to beat that tax. Move to NH, where we have NO Income or Sales tax. Enjoy the NH way of life with many upscale areas between the MA border to the suburbs of  Manchester NH Area, to the Seacoast or NH up to the Lakes Region. Move your family, move your business and you may find bigger homes, bigger lots, less traffic, peaceful scenery and I as your legendary and infamous Real Estate agent assisting you. NH often ranks very high in quality of life, economic and healthy living national surveys.       THE SECRET OF SUCCESS and the key to having a successful purchase of sale, can increase simply b...

A seller was in full panic mode. I met with them about 3 months ago, but they listed with a national name as they said "they would have more buyers." Here we are over 3 months later and that house has not sold. The Listing Agent of that home called me. They want to know what my ideas were to increase the value of the home so it will sell... Wait? What? Why are you calling me? The agent said the seller told them I had some great ideas to sell their home. That they have not been able to sell it and the seller is pressuring them as they needed a quick sale. I apologized but could not provide what they are looking for as it was not my listing. Another week went by and the listing expired. The seller called and was mad I would not help. I politely let them know they did not hire me, they wan...

Different agents use different tools in Real Estate. When listing bank owned homes, short sales, estate sales or vacant relocation homes, there is one tool that comes in handy. It is called by many different names and you can not find it in any store. You see back in the 1990's  listing and selling bank owned homes for the like of the FDIC in the Manchester NH Area, I met an appraiser who always carried a stick. He used to joke it was to beat agents who didn't like his values. However as my job was to follow and learn from him as he taught me to complete appraisals along with listing duties, i learned what it is for.  He used to call it a "spider stick" and also a "flea flicker" and it comes in handy when you see people in a vacant home that are not suppose to be there.   Have you figur...

When a sale falls through, every one looks to blame some one. A seller was livid theirManchester NH Area home sale fell through. So much so, that they canceled the listing with their other agent. Searching for a new Listing Agent, they found me. Their first call though consisted of screaming at me why any agent would submit an offer without a pre qual letter? My question was why any seller would accept an offer without looking for an offer that included a pre qual letter.  The sellers reply is what purpose is a pre qual letter for any way. The answer was that basically a pre qualification letter shows that the buyer can indeed get a mortgage. What type of mortgage and for what amount. Earlier in the week we had a buyer who lost a home because their offer was not accompanied by a pre qua...

There is a war brewing asking that age old question should the toilet seat be left up or down? No, this is not a husband and wife battle, this is a Home Buyer who attended an open house and was given a card to fill out with a web address to leave feedback on a Manchester NH area home.  Attending with my client last fall, we were each given a hand out, but the buyers handout had this extra letter to reach out to the listing agent.  The home was a large home, built in the 1980's and mostly still consisting of everything from that era. Kitchen, bathrooms, flooring and wall paper. My buyer did not mind the aged home as they are looking to be in a specific neighborhood. They are willing to remodel a home at the right price.   They loved the location, loved the size and were debating the cost...

How fast can a Real Estate closing take place? The simple answer on a cash sale is 7 days. Our quickest is 3 days. However, most closing involve an owner occupied seller and a buyer, getting a mortgage who will be moving into a home. The easy answer would then be 30 days for a conventional mortgage and 45 days for FHA.   There is one big variable however when talking about owner occupied sales. How quick can the seller move? Let me tell you about a recent set of offers on a new Manchester NH area Listing. The seller, an older couple living there 30 years, was ready to move into a 1 story newer home with no to little maintenance ." They chose me to list with. We set the price based on comps, I assisted with tips to ready their home for sale. Using my aggressive marketing we had 9 showin...

This could be the tale of two climates. A couple from warmer climates moving to the Manchester NH area for work. He showed up to see homes in a snow mobile suit, big high boots laced up to near his knees. He was ready for the arctic not NH. Mrs Buyer was a fashion statement, beautiful dress, open toed heels and a light coat. We reviewed the home they chose to see and set out. On tap was new to newer homes, cul de sac type settings, big homes, large yards and good schools.    We got to the first house where we were greeted with a sign to "please remove our shoes". Mr. Buyer sat down to take off his boots. Mrs. Buyer and I had been through the whole whole home as Mr. Buyers second boot came off.   After Mr Buyer viewed the home and got his boots back on, we headed straight to the next ho...

How is the Bedford NH Luxury market holding up this year? As the leaves will start to turn soon, the FALL MARKET has begun in our area.  With the smell of Pumpkin spice, Apples turning red and the fall mums in bloom, our market continues to grow. Bedford is known as an upscale town desired by many.  There is still many more buyers looking for homes though than there are homes to sell them. What does this mean you ask? It means now is a great time to sell a home. It also means it is a good time to buy with interest rates still so low.  CALL TODAY FOR A FREE MARKET ANALYSIS  What do we see for the rest of 2016?  Typically in NH the fall market is as busy as the Spring market. There tend to be less homes for sale and the buyers looking are ready here and now to buy before winter sets in. M...

How can you live in your home and keep it ready for a showing at moments notice? It is a too much work to get a home ready for a buyer to see it.  That is what an expired listing told me. That is why their home did not sell with their other agent. Today on day 2 of my 10 blog series of the "Top 10 tips" for home owners selling their homes, we talk about the condition of your home for upcoming showings. #9. Your home should always be kept ready for a Showing. It starts when you list your home and prepare the home for buyers to see it. You packed away what you do not need. You "de-cluttered" the home. You cleaned and shined everything, but you have to live there. So YES you have leave the home every day thinking a buyer will be coming to see it. You make the bed.  Clear the counter tops, ...
