Cool IPHONE App, Take photos with IPHONE of your showings and email the tour to your client rigtht from the IPHONE. Stand above the crowd, show your client you are technologically HIP! This is a free app for IPHONE ($1.99 one time fee actually)...You show a property and while you  are there you snap some pictures of the front of the house and some other features that your buyer likes or dislikes, and quickly add a caption...when you are done the program loads this and sends a photo layout with comments to the buyer...they would have one for each property they saw. Now you WOULD need to get seller's permission to take photos during the showing and  I would do that when you set up the showings...The other note is obviously the iphone camera is a basic tool, I think I could have gotten bet...

Bedford NH home values, Bedford NH CMA What is My Bedford NH home worth? In these volatile times in terms of NH real estate prices, how do you accurately determine your Bedford NH home value? While real estate prices have been all over the place, the values have declined by town, by price, by neighborhood and by property. There is not an accurate measure or website that can give you the true value of your property by some kind of formula, there are just too many variables. You would need an appraisal by a licensed appraiser or a CMA (Comparative Market Analysis) by a good local Bedford NH Real estate agent. Sell my Bedford NH home now, is this a good time? If you are wondering if you should sell your Bedford NH home now or wait until later this Spring, I suggest you consider the following: 1.  Bedford NH inventory of homes for sale is down dramatically to 134 units.  This means there are fewer homes to compete with your home. 2.  There is a "pent up demand" of buyers waiting for fresh new inventory to become available. 3.  Interest rates remain at historic lows and buyers can get mortgages in the low 5's. 4.  Buyers' homes are going under agreement in other states and these buyers will be arriving on our NH doorstep very soon. 5.  The Winter weather has been mild and buyer traffic is expected to pickup soon. At Brin Realty, our new Bedford NH real estate  office is open and going strong on...

The New Hampshire  P & S agreement has a clause that says the property will be insured by the seller until full performance of the contract. That is a given.  There is a clause, however, that gives the buyer the option of rescinding the agreement and receiving a full refund of his/her deposit if there is a major loss.  There is a line for the buyer to insert a dollar amount and any loss that has a value over that amount gives the buyer the option of rescinding the purchase and sale agreement. Buyers generally want this to be a small number so they have the option of walking away if there is a change to the property that is unacceptable to them.  Sellers want this to be a larger number to hold the buyer into the agreement. How much is reasonable?  That will depend on who you talk to and ...

How About a Sleigh Ride in Snowy New Hampshire? There are dozens of places that offer sleigh rides in NH and most of them are in the North Country. All 'cept one, and that is Charmingfare Farm in Candia NH. Why not take an evening sleigh ride with your honey or your kids, Mom and Dad or someone special? Its a 2 hour sleigh ride along snow groomed trails that are still brightly lit for the Holiday Season. Wind through the forest and you come to a secluded pine grove where you will join an old fashioned Winter Social with bonfires, snacks and hot cocoa. There are even reindeer to visit in the "reindeer barn"... For more sleigh ride info http://visitthefarm.com/     Bring a blanket, maybe I'll see you there?  Just another reason we love living in NH!  Want to make New Hampshire your new ho...

So a first time home buyer who has never been through the process has asked me what to expect when they are at the closing. So here is some information that I provide to them that you may find helpful to pass along to your first time home buyers or even buyers who have gone through it before. At closing, you will close on the purchase of your new home, and if you are taking out a mortgage, on your home loan, as well. The whole process may take about an hour. Here's what's expected of you: Complete the walkthrough Before the actual closing, you'll most likely have the opportunity to perform a walkthrough of the property and confirm that the condition of the home is as it should be, as specified in the sales contract. Bring enough cash At closing, you'll be paying for your share of the cl...

Now a days people shop online for almost anything including mortgages. I recently had a buyer come to me who was pre-approved from an online mortgage company (I won't mention the name of the company, however it has a catchy little jingle on tv). I asked him why he didn't go with a local lender and he thought he was getting a better deal online.I also had another buyer ask me if I thought it would be better to shop online for a mortgage rather than meet with someone local. What these buyers are not doing is shopping around to find the best fit lender for them. They automatically think that going online will be a better deal. One problem with this is that buyers are paying application fees and not getting a mortgage and not being able to reach anyone when they need someone. At least with ...

Are You a Fence Sitting NH Real Estate Buyer? I read a blog by a Florida agent that got right to the point and said, "If you were waiting for the bottom, you missed it.  The homes under $200k are gone, but there are still lots of opportunities in the $200-$400k market"  In this month's Realtor magazine there are reports from agents in Wisconsin, North Carolina, Georgia and California with comments: "Sales are increasing and have been for the past nine months" "The market is slightly better" "The market is staying stable with a little growth" "More closings in the last six months than all of 2008 and 2009" I always point out that real estate is local, by town and by price range and even by neighborhood.  So what's happening in California is not what is happening in New Hampshire, whether...

We are using Docusign for Electronic Signatures in our NH real estate contracts We have been using Docusign for over a year for electronic signatures.  It is so easy to use and a seller or buyer can sign documents from their desktop, laptop or PDA.  It is a wonderful resource to lock up a deal quickly. Of course its great for a purchase and sale agreement, but we have our listing documents signed, seller's statements, contingency removals and more.  You simply load a PDF to the program, email the parties and they sign and all agents and parties are notified when it is complete. You print out documents that are clear as opposed to multiple fax copies that can be fuzzy and hard to read.  We have had a couple of lenders refuse to accept them and we just follow up with originals.  I've pers...

Understanding the buyer As the seller, you can control three factors that will affect the sale of your home: * The home's condition* Asking price* Marketing strategyHowever, it's important to note that there are numerous other factors that influence a buyer, and you need to understand these consumer trends when you enter the sellers' market. The more your home matches these qualifications, the more competitive it will be in the marketplace. Your real estate agent can advise you on how to best position and market your home to overcome any perceived downsides. LocationUnfortunately, the most influential factor in determining your home's appeal to buyers is something you can't control: its location. According to the National Association of REALTORS(r), neighborhood quality is the No. 1 rea...

In case you haven't checked it out, here is an informative articel from Realtor.org about the increasing home sales at steady prices. It speaks nationally, however, take a look at your local market and compare.   Existing-home sales got back on an upward path in November, resuming a growth trend since bottoming in July, according to the National Association of Realtors®. Existing-home sales1, which are completed transactions that include single-family, townhomes, condominiums and co-ops, rose 5.6 percent to a seasonally adjusted annual rate of 4.68 million in November from 4.43 million in October, but are 27.9 percent below the cyclical peak of 6.49 million in November 2009, which was the initial deadline for the first-time buyer tax credit. Lawrence Yun, NAR chief economist, is hopeful...
