Our Chart shows Pendings are up 57% and solds  have declined 22% against the same period last year. The inventory is lower as well, with a 25% reduction in inventory levels. Birds that nest in our front porch of our Amherst NH real estate office. We have a pair of birds that nest each year in our porch at our Amherst Brin Realty Group office. This year will be the 4th year they have returned, I assume its the same pair.  It is so cool to watch, Mom and Dad do take turns sitting on the eggs and once hatched they both feed them. The most fun is watching them encourage the young ones to fly.  This happens literraly right outside our window where we have a "birdseye" view of all of the details. Amherst NH Real Estate sales market reports January 2011 The Amherst Nh resl estate sales data illustrates current inventory, a comparison of closed sales in Amherst NH and a comparison of pending real estate sales in Amherst from January 2010 through Janaury 2011. The year over year comparison of Amherst NH real estate sales isn't giving us a lot of data.  I think the end of the 1st quarter will be a better indicator of sales activity. It does show a signicant decline in Amherst NH real estate inventory, but let's see what March and April bring. The Amherst NH difference, living in New Hampshire. Living in Amherst New Hampshire, some things are different.   Some things are different when you move to the country.  Now Amherst, mind you, is not what I consider remote, but when you get outside of the city, some things are just different, such as: Water: Most homes are serviced by drilled wells, city water is not available in most rural areas. Sewer: Most homes are serviced by Septic Systems as city sewers do not extend into rural areas Gas: Natural gas is limited and homes that use gas are serviced by Propane tanks that are generally buried. Trash: Trash pickup is intermittent by town; there are many private companies that provide weekly pickup and even provide recycling services. NH Home Sales Recovery 2011 Peter Francese of NHAR (New Hampshire Association of Realtors) has reported that New Hampshire real estate is poised for a 2011 recovery. He indicates prices have stabilized in most of the State and second home activity has seen an increase around the State. He further reports, "Measuring by the Philadelphia Federal Reserve Bank's index of economic activity, New Hampshire is recovering from this recession better than any other state. The index indicates an improving economy. By this measure, NH is recovering from this recession better than any other state. NH's index is 189, which is at a two year high and is now the highest index among the 50 states. Drive By the old Bragdon Farm on Route 101 in Amherst on a weekend or school vacation and the fun is evident in all the smiling little faces and you hear whoops and whelps of joy!  Such are the simple pleasures of a Winter day in Amherst NH. There is a parking lot on one side of the busy Route 101 road and the sliding hill is on the other side of the road. For those that have not been to the Bragdon Hill before, you wouldn't know there is an underground tunnel. Park on one side of the road and there is a GIANT culvert (it must be 8' round) and you go right under Rt 101 to the sliding hill.  Someone said the culvert was once used to bring the cows back and forth from the fields to the barn.  Cool.         01/17/2011

Well the snow is swirling, blowing and thick.  It is very pretty.  I just closed our two real estate offices in Amherst and Bedford New Hampshire for a snow day.  I told the agents stay home and work in your jammies today. Started out with a nice cup of coffee by the fireplace (Can't seem to put the pretty white lights away yet). I just got back from the Amherst office and the roads are snow covered and the only vehicles I saw were plow trucks.
