Tankless water heaters have been around for years in Europe and are now starting to gain a foothold here in America.  The concept behind them is simple.  Instead of storing and heating water continuously, it only heats the hot water when called upon.  When you turn on the hot water, the tankless water heater turns on and super heats the water.  As soon as hot water is no longer required, it shuts down.  The nice part is that it will always deliver hot water.  This saves you a lot of money on your gas bills every month.  Last year, I sold a house with one of these units.  It was the builder's own home and he had a propane powered Rinnai for four kids and two adults.  He never once had a single complaint and highly recommended them.  What I came to discover later on is that, unlike a trad...

An interesting article appeared in Friday's Charlotte Observer. Due to copyright laws, I can not do a simple copy/paste, so I will do my best to summarize for you. The article can be found online at http://www.charlotte.com/, at least for the time being. In an article titled "Price trends? Area stats among nation's best", columnist Allen Norwood brings out some very interesting details. According to this article, the National Association of REALTORS (NAR) issued a press release that had said that in the South, the Charlotte region (known as Charlotte-Gastonia-Concord) had the strongest SFR price increase. The current average according to the information was at $220,100 which is UP 11% from a year ago. According to the article, the press release was from earlier last week, and covered the...

While the talk around the nation has been decidedly bad regarding home prices, the Charlotte area, which includes Charlotte, Gastonia, and Concord just posted the largest increase median value increase in the south.  The median house price rose to $220,000, up 11% for single family homes in the third quarter.  The second highest increase was Baumont - Port Arthur Texas.  Unfortunately, don't look for this to be reported on the cover of USA Today or the Wall Street Journal.  Instead, you will probably read - US MEDIAN HOME PRICES DOWN 2%.  I don't even think the Charlotte Observer ran the story.  But this is great news, but news we've already known.  As a local real estate professional, I expect this trend to continue for three reasons.  First, people are still overwhelming moving to the...

If you're not familiar with it, craigslist is like a local version of ebay.  For free, you can list anything for sale, post a personal ad, and even trade for different items.  The best part is that its local and free.  A common complaint about ebay is that many people are not comfortable with paypal (which I don't blame them since you have to submit a blood sample to get an account) and they don't know who they're buying from. Craigslist sets up local sites and they encourage you to shop locally, which involves either calling the seller directly or by sending an email to a masked email account.  Its so simple that its brilliant!  I've recently become a huge fan, selling things around the house I no longer need and don't want to hassle with shipping.  Just be smart about it.  I respond t...

If you ever want to know what its like to be completed ignored, dress down and then go to buy something expensive.  I get a real kick out of this.  Last Friday afternoon, I decided to head down to the auto show and instead of dressing up to jump in and out of cars, I wore a pair of old, very comfortable jeans, tennis shoes, a t-shirt, and my Keller Williams golf pull over.  The local auto show is staffed by sales people from all the local car dealers, and I though these guys would like to make a sale.  After three hours at the show, I only had one person speak to me.  We exchanged cards and talked briefly.  He was a Hummer salesguy and I'm already upset at how poorly the Hemi Durango does around town.  A product guy from GM spent a lot of time with me, showing me the features of the aut...

Matthews, NC is one of my favorite places this time of year. With the seasons changing and the holidays approaching, the southern charm of Matthews just stands out! The friendliness of the people really comes to life!As you drive around Matthews you will see the holiday spirit coming to life. Lights are going up, decorations are being put in place and trees are getting trimmed for the holidays. And with such a diverse mix of cultures in the area, you are bound to see an interesting mix of holiday celebrations. And while the holiday shopping season is beginning as well, folks in Matthews seem to have a smile on their face. Buyer Agency Agreements and Listing agreements are often times filled out in advance by agents who may present the information to you as if you have no other choice.  Not reading or full understanding what you're signing can leave a sinking feeling in the pit of your stomach.  Surf through any message board or talk to any friend or co-worker about an experience they may have had with a bad agent.  The internet is filled with them.  I'm not saying that the agent has intentions or is a bad person.  However, anytime you're in a working relationship with someone, you need to know that person is speaking your language and able to listen to your needs and give you bad advice.  Buyer Agency AgreementsWith a buyer agency agreement, you need to be aware of a few key items.  First, how long is th...

I visited a great new home community today called Greylock by Ryan Homes. What I liked best about this community is its GREAT location, right off the Matthews Exit of I-485 (E. John St.). This means you are close to all the shopping and convenience of downtown Matthews AND at the same time have easy access to other parts of the city via I-485. Ryan is starting to sell the second phase at this time with beautiful one and two story floorplans from the high $270s to the mid $330s. Exclusive features offered by Ryan in this community include: 42" oak kitchen cabinets, granite countertops, upgraded trim package with crown molding and chair rail, tray ceiling in owner's bedroom, and luxury owner's bath with separate shower, soaking tub and tile surround.Schools are: Mathews Elementary, Crestd...
