Real Estate Market Update for Single Family Homes in Mecklenburg County North Carolina Area 4 including: Charlotte, Matthews. Neighborhoods West of Hwy 74, Indepdendence Blvd. and East of Providence Road including, Grier Heights, Chantilly, Cotswold, Elizabeth, Eastover, Beverly Crest, Sardis Woods, High Timbers, Downtown Matthews, Lansdowne, Providence Plantation, and others. Data gathered for July 1, 2008 - July 31, 2008 In July 2008, 227 new listings were added to the market.  This was a 5.09% increase of the number of new listings added in July of 2007  and an 8.61% increase over the month prior.  The number of homes receiving a contract fell to 38.46% from the July the year prior from 130 to 80.  This was also a 21.57% decrease from the month prior. Searching for real estate in Matthews North Carolina?  You may be very confused about the results you get from the various real estate websites.  Is the property in Mecklenburg County or is it in Union County?  Is the tax location the Town of Matthews, the Town of Stallings, the Town of Weddington or perhaps, no town at all?  Here are some tips to understanding where a Matthews property is really located. The town of Matthews NC will be having it's annual Matthews Alive festival this Labor Day weekend. Starting Friday and continuing until Monday, there will be food, arts and crafts, live music, rides, games, and more. There will be 150 arts and crafts vendors, tons of food choices, 4 stages for performance and music, and a parade on Saturday at 10am. Last week, I received an offer for a home that I had listed earlier in the week in Charlotte North Carolina.  The offer was acceptable to the seller and so pending a good inspection, we should have a rather quick closing which makes my clients very happy.  This home wasn't the cheapest home on the market or the only one for sale in the neighborhood.  Buyers wanted this house because it looked good, was in the right location, and was priced right. In the last year, I have run into more agents threatening to sue their buyer clients for commission than I have at any point in the four or so years prior.  The concept seems lost on me completely.  If I, as an agent, didn't do a good enough job in procuring a house for my client then I don't deserve any commission.  That means if they were not exposed to the property by me (and i'm not talking about it was on your website but you got in the car and drove over there and took them through), what standing do I have - agreements be darned.  A few months back, a friend of mine was working with a family member who was helping them find a place open their business.  The buyer decided to go with a property he'd investigated on his own and the family member threatened to sue.  That's got to mak...

I started the Rate Watch Experiment on Feb 14, 2008.Since then I have taken a fictional rate with no points and tracked the changes in the mortgage market.So many people mistakenly believe that long term mortgage rates fall when the Federal Reserve lowers their rates.
