Our favorite used book shop in South Charlotte called to confirm they got a copy in stock of "THE RICHEST MAN IN BABYLON".  I had already told my sons this is "must" reading.  Before getting in the car I decided to go through our shelves for some older books that they (we) have outgrown.  The store gave me credit for the older books and I was pleased to have walked out with a total investment of $1.65 for this priceless book by George S. Clason. There was one old book the store did not take off my hands because they had too many in stock: "WHAT TO EXPECT WHEN YOU"RE EXPECTING".  This is well known required reading material for expecting parents by Arlene Eisenberg, Heidi Murkoff, and Sandee Hathaway. It has been brought to our attention through recent articles and publications that the Charlotte, NC housing market is now declining. A mere 0.1% from last year's stats. Compared to the rest of the country Charlotte is still holding strong. Though the media has painted a grim picture and expect the market to steadily decline until it bottoms out we remain confident! In my direct real estate niche the average days on market is a reasonable 71 days. This number clearly reflects a strong market. I attribute Charlotte's growth to our solid job market, economic growth, temperate climate and good ol' southern hospitality! As with most things in life, real estate is cyclical. According to Charlotte's local newspaper, The Charlotte Observer, it was reported today that Charlotte home prices have dropped 0.1% in the past year. This is of course minor in comparison to cities across the nation however, I see the pain in local Realtor's faces. It is reported to continue to drop before it bottoms out and begins climbing again. Charlotte was lucky to never have hit the bubble that other cities did such as Las Vegas, Miami and Detroit. Never being part of this bubble and a strong job market has largely attributed to a somewhat steady housing market during a slow economy. Charlotte has been good to it's citizens. I feel lucky to live in such a well rounded City! Even though there is an evident change in the market, what goes down must come up. I'm confident the change...

  I've long been preaching to my Realtor friends that they need to buy a camera and start making short videos of their properties.  I've seen several agents doing it, and I think it's an excellent way to market your listings - or other listings if you don't have one yourself.  I don't understand why it isn't utilized more.  As a buyer's agent or listing agent, you always visit homes and condos for sale.  Why would you not bring a little camera and film the property? HUD has long required properties to be held for 90 days by the seller before the property could qualify for an FHA mortgage loan. Effective June 9, 2008, HUD has waived the 90 day requirement in regards to homes being sold by lenders who foreclose on a property. CLARIFICATION: After further review it appears that this waiver will only affect properties for sale by mortgage companies due to foreclosure and the companies that they transfer the proeprties to in order to sell.
