Now that we have the first quarter statistics for the Stevensville, MD market, let's look at some of the revealing and not so revealing numbers. A total of 8 homes have sold in the Stevensville area.  It has taken anywhere between 4 - 6 months to sell.  The average price is a number that can be greatly skewed by the sale of a $1 million dollar home, so we'll leave that statistic alone.  The Average Sale Price as a percentage of Average List Price over the 3 month period ranges from 85% - 90%. It's called a contract sales price.  It does NOT take into account factors such as closing costs or closing help (if any). In other words, sellers should expect to get between 85% - 90% of their asking price.  The most compelling statistic in the Stevensville, MD market is the number of homes that...

Perhaps, real estate brokers may want to take a look at auctions as a sideline service. I was reading how auctions are misunderstood and are beneficial in creating a competitive frenzy.Now, I might not know what the heck I am talking about, but someone is making some money. My take is, if we are supposed to be offering solutions to our clients, why not open up the possibility of auctions? According to the National Association of Auctioneers-The auction is a power tool to open doors -you have something that your competitor doesn't have. Since weare responsible for offering our sellers the best tools available...we should at least be telling them about all of the options. They deserve it.  Homes for sale with "price reduced" signs are beginning to be a common sight in Maryland. When you talk to sellers, the frustration is mounting and it doesn't seem to be getting any better.You can blame it on the sub prime meltdown, the equity boom, the war in Iraq-how we have overstretched our military, the unemployment, the dependence on foreign oil, the outsourcing of manufacturing jobs to China and India, the injections of money into major US corporations from foreign nations or whatever, but it doesn't matter how we got here. I know this may sound totally stupid to write about, but it has been 40 days since we have had rain on Kent Island!!!!  Today, it has rained pretty much all day.  It has been quite a concern for many of us b/c we , the majority on Kent Island have wells.  Many new wells have been put in b/c of the water table being soooo low.  No one wants to be concerned about the extra expense of about $5000.00 going toward a new well.  Another concern here on Kent Island are the many farms here.  Their crops have been affected, which also reaches into our pockets.  Or they use the same aquifers that feed our wells to irrigate their crops so they keep the crops healthy.  The concern?  The aquifers are low, farmers take the water to irrigate, lowers the aquifers again, the wells may then be affected.  ...

Building permits are down across the US and here in Queen Anne's County, Maryland the permits have come to a screeching halt! For the month of July 2007 and according to the QAC Planning and Zoning Office only 15 building permits were issued for New residential construction.(This excludes the towns, and typically that only includes a couple of new homes). Historically, the average rate for new building permits in QAC was set at 424 per year in QAC. From January to July 2007 only 66 New home permits have been issued in Queen Anne's County. If you include the 22 demolished and replacement home permits that comes to a total of 88 permits.
