I was sitting here with thoughts of Spring and decided to take a look at the whole Georgetown, MA Real Estate Market. Mind you, Georgetown is a town of roughly 8700 with approximately 3000 households. Here's a March 7 look at the Georgetown, MA Real Estate Market: There are currently: 6 Single Family residences on the Active Market 3 Condominiums 1 Multi-Family 4 Tracts of Land 2 Commercial Rentals Meanwhile, there are 16 properties currently progressing to closing. And 13 more properties have SOLD/Closed in the last 3 months (typically slow months) Diagnosis: The Georgetown Real Estate Market is Alive and Well. AND the SPRING MARKET is starting. I'll bet you've had this question dozens of times, especially when a buyer is receiving a mortgage through the FHA (Federal Housing Authority). I was brought up with the notion that you had to have a 20% down payment when purchasing a home. That and, 1 weeks pay = 1 months rent/mortgage. Those days are long gone especially for 1st-time buyers. Some lenders will allow lower down payment loans for conventional loans but will charge a higher interest rate. Keller Williams Realty will be hosting pre-license real estate classes for those who wish to take the MAssachusetts real estate exam.40 hours or pre-license classes are required in MA to sit for the exam.         The classes will be held the weekends of October 21-22nd and 28-29th. This Boot Camp is for those that would like to complete the classes in a condensed amount of time. I have no idea if this graphic is true or not BUT given the day...who really cares?...lolToday, Mother Nature has produced yet another April Fools Day snow storm. No one thinks it's funny! The snow is wet and very heavy to move. I think the only ones getting a pleasure from the storm are the snow plow drivers. So, instead of complaining, I'm headed out the door to attend the Georgetown Kiwanis 55th Annual Pancake Breakfast. The Kiwanis Club is a vital organization in our community. Their fundraising benefits the community in many ways. Today's breakfast 2 pancakes, 2 sausages, 2 over easy eggs, coffee and OJ $7. Even in the storm there was a big turnout proving the adage, if you feed them they will come...lol

Can you believe it, School begins in a month or so? Which, means the Fall Real Estate market is coming up and sellers should prepare now. The markets have been good so far, although sales & inventory are beginning to fall. On the plus side median prices are up because the higher end homes are selling again. BUT, that's not the purpose of this blog post.  Many states, who charge a sales tax,  have sales tax holidays in August to encourage back to school retail sales. There are limitations though. You can't purchase a vehicle and escape the sale tax, for example. Each state has their list of exemptions. I've posted a list for the 2014 August sales tax holidays derived from the Federal Tax Administrators website [taxadmin.org] I did notice that Massachusetts was not included. Apparently th...

My prayer for today is that ALL will enjoy this day JULY 4, 2014 INDEPENDENCE DAY. As our liberties are being attacked and eroded I have to remember the sacrifice of our Founding Fathers and all those who sacrificed through the ensuing years, and,  remember, that FREEDOM IS NOT FREE! It comes with a price that each of us is obligated to pay.    Because of those who left their homes and established a new nation where government was not intrusive we are duly charged with the same care. We are supposed to have a government of We the People, By the People, For the People. We ALL have the right to Life, Liberty and the Pursuit of Happiness. STAND UP AND BE COUNTED Have a GREAT 4th of July!

Troops of Girl Scout gathered to perform in there "Brownie Bash" On April 9,2007 the parents, family and friends gathered at the Georgetown Middle High School for a wonderful night of entertainment. There were several skits from "I wish I were a Bar of Soap" , "Georgetown Idol" and dancing and singing. After the show all the troops gathered in the cafeteria to enjoy deserts and drinks. What a wonderful show, all the girls did a great job. Can't wait till next year..Here are some photos of the troops enjoying there night.

THE BEGINNING:Georgetown was incorporated in 1838 but its birth was 200 years before when a small group of Yorkshire families led by Rev. Ezekial Rogers set sail in 1638 from Rowley, England for Salem, Massachusetts on the ship "John". Mr. Rogers and his party of about 100 men, women and children, having arrived late in the year, remained in Salem for the winter living in common houses.                                                        In the spring of 1639, the group, now numbering over 200 individuals, purchased a tract of land between the villages of Newbury and Ipswich and named their plantation Rowley.
