My listing has been live for 2 days now!.  I have an open house coming up today and tomorrow.  I own this wonderful old home.    My agency has a wonderful marketing package that make my work much more professional and easier.  One of the things is the idea of inviting the neighbors to the open house.   So on Wed and Fri I set out with about 50 door hangers each day.  That is my actual walking limit without getting too tired.  The first day I marvelled how beautiful the home on the Dearborn St. in Caldwell are.   I knew it in my head but walking a neighborhood is different.Yesterday I did Everette St.  It was a beautiful wonderful sunny day.  On my walk I talked to a guy who just invested in a property and was cleaning it up.  He said he would keep my card.   I talked to a nice couple ea...

For months I have been getting 1408 Dearborn in Caldwell, ID ready for listing.  On Friday I put it in coming soon.  I am so proud of our work.  I own this home and have owned it since 2008.   I closed on it on January 31, 2008.  I was going to flip it.   I still own it.   I haven't tried to sell it since 2008.  The time is now.  My home in the historic district is beautiful.  The prices are high.  It is a sellers market.   Today the staging furnature comes in and I was told to stay away because of Covid.   The pictures and the virtual tour come tomorrow with a funeral of a dear friend in the middle.  Not Covid, cancer.  So what am I planning to do today.  There is very little work I can do on Dearborn before they are done staging.I hired the gardener to come to MY home and work on MY y...

  When I woke up on Wed.  I thought I was within 2 weeks of listing. It is remotely possible that I am.   The first thing that happened is it got snowy and cold.  That sort of stops the outside work cold (pun intended).  The painter is behind schedule but if we have to we can come behind him.  Not me.  I attract paint.  During this project I finally managed to paint without making too much of a mess.On Wed we were supposed to get the beautiful new garage door.   The old wooden garage door had a smile and you could see light through it.   Turns out I need a special track because there is not enough clearance.  It is supposed to go in today.  We shall see.  Up the budget by $200 .On Friday we were supposed to put in the new floor for the bathoom and kitchen.  My partner in crime (and the ...
