May 2009 residential real estate sales volume in Watkinsville, GA showed a another decline in the 12 month sliding sales volume continuing a 15 month trend.  Annual volume fell by over 7% in May while Days on Market (D.O.M.) increase and both average and median prices fell with the average price falling to it's lowest level in over a year. The average and median price falling could be due to the affect of the $8000 tax credit bringing more first time home buyers into the market for the lower priced homes. About five miles outside of Watkinsville, heading south along Ga Highway 15, you will see a sign on the right for Elder Mill Covered Bridge. Make a right turn onto Elder's Mill Rd and in about one mile you will come to the bridge. While you can stop on either side, there is a small parking area on the west end where your vehicle will be out of traffic, what very little that there is. Elder's Mill covered bridge was originally built, in 1897, across Call's Creek, between Athens and Watkinsville. In 1924, it was no longer needed there so it was moved to it's current location spanning Rose Creek.     Today was the Oconee County Chamber of Commerce ribbon cutting for the Georgia Aquatic Center in Watkinsville, GA. The center is a privately owned year round club that actually opened about 2 years ago with one pool and has since added two more with a fourth huge new outdoor pool under construction.              The first pool to open is this indoor competition sized pool.  It is regularly used for workouts year round. There are 6 schools that hold their swim practices here, making October through January one of the busiest times for the center according to the club owners.         This indoor/outdoor pool can be used year around.  The sides of the bubble are open in the summer. There is a lot going on in Watkinsville these days.  This weekend is the Southworks Arts Festival and juried art show sponsored by the Oconee County Arts Foundation (OCAF).  There were many artists displaying and selling their work that includes garden art, photography, paintings, sculpture, jewelry, woodworking, weaving and, of course, pottery.              There was a crowd wandering through the booths and listening to music provided by local bands.  There is also plenty of food to be enjoyed.                         There were several jewelry booth.  Always my favorites!   There are many local artists, both from Oconee and Clarke Counties, but there were also a number of out of town/state artists displaying their crafts. March 2009 residential real estate sales volume in Watkinsville, GA showed a slight decline in the 12 month sliding sales volume. The average Days on Market (D.O.M.) stayed flat but both average and median sales prices fell. While the average and median sales prices declined from the previous month by roughly the same percentages they are still well above the prices of a year ago.  At the end of March there were 17 pending sales of residential property in Watkinsville.  Watkinsville, GA home sales volume slipped again in February, the 15th straight month of volume declines. However, while the volume slipped about 3-3/4% the average sales price showed a slight increase of slightly over 1/2%. Even better news in seen in the median sales price of $291,950. This is an increase of almost 5% over January and up 1.3% from a year ago. The average Days on Market was basically flat over that time and still down from the highs of November and December of last year. The Watkinsville real estate market news is mixed for January 2009. The salse volume is down for the fourth consecutive month, 2.6% from December and 33% since January 2008.The median sales price was down 1% also, for the month and 4% for the year although it is still within the $5000.00 range that it has been moving up and down in for most of the year. However, the rest ofthe news is mostly positive. The average sales price is up slightly for the third consecutive month and 2% for the year. The average number of days on the market is also down the second month in a row and 2.5% from the previous month.  The previous 12 month average sales price of a home in Watkinsville, GA, finished 2008 virtually unchanged from 2007. However, the median price did fall over 3.6% during that period. The bright note is that both average and median sales prices went up from the end of November to the end of December. Total 12 month sales volume dropped 32.7% from 285 at the end of 2007 to 192 at the end of 2008.
