Buyers bring the listings! Today buyers are finding the listings they want to see off the internet. Buyers are able to search area MLS's on a multitude of websites. The buyer is researching and educating themselves about real estate to the point where they know as much or more than the real estate agent themselves. Real estate agents are actually benefiting because the buyer is handing the real estate agent the listings they want to see.      We all know the mortgage industry, and the requirements to qualify have tightened. The two big areas that affect a majority of the population are credit scores and down payment requirements. In the last 18-24 months, guidelines now require the borrower to have a little better credit score to qualify for the same type of loan program. Also, the required credit score to be granted maximum financing has increased…..most loan programs used to require a 580 credit score and now most loan programs require 620. In addition, mortgage programs do not allow the borrower to ignore as many open collections/charge offs. So I attended Green Drinks this past week. Very cool. I can honestly say that this is totally my kind of networking group. No one seemed to couple off like other groups I have attended. Everyone was pretty friendly and I actually met a bunch of local folks. Here's the best part about it. Some people worked for very environmentally friendly companies (Georgia Conservancy, City of Savannah Recycling, etc...), but a large majority were people who were just into certain parts of the green movement. They work in their jobs and try to keep in line with the latest opportunities and trends out there by hanging out with the folks who know this stuff for a living.    There was no sweeping agenda, just a toast.
