WASHINGTON, D.C.

Good Morning   If you have worked with short sales you know how intricate and involved the process could be and is.   We had a short sale with two banks.  The first was a Fanny Mae backed loan and according to its guidelines concerning the second. It would only allow for 6% of the loan balance of the second to be paid to the second. The second was $28000. They were not going to settle for $1680.  However here was the glitch, The first would not allow the owner to play what the second wanted($5000). The First would not allow the agents to contribute anything to the second(the sale of the first was $50,000 there really wasn't a whole lot of commission money anyway). So we thought, "We will find a cash buyer who will see that this is a good investment and will step up to the plate and pay ...

What questions would you ask a Panel of Short Sale Experts? The Victorville Association of Realtors presents a panel of experts. Two of them will Be Vanessa Liddell and myself Cathy Meyers. Vanessa  is a highly talented Trainer and Coach in real estate and in particular Short Sales. I met Vanessa at a High Desert Master Mind meeting several months ago.  I love Vanessa's by-line "What you know about short sales---isn't enough." I am very flattered  they asked me to participate in the short sale panel. Now there are several ways to approach the issues of a short sale. You can look at it from the Buyer's point of view. Make an offer and hope for the best. It is not an easy process helping a buyer purchase a short sale property. Knowing what questions to ask the listing agent makes a big di...

I have been anxiously waiting for the guidelines of the Homeowner Affordability and Stability Plan to be unveiled today March 4th. Has anyone heard anything on it? There are alot of MYTHS and REAL facts out there and I wanted to see what the guidelines were going to be for many home owners who are upside down, delinquent, or facing foreclosure. I'm curious to know  your 2 cents on what you think this new plan will actually do for homeowners and the economy. I've placed a link below so you can read about the plan if you are unfamiliar with it or want more information.    http://www.businessweek.com/the_thread/hotproperty/archives/2009/03/homeowner_stabi.html?chan=top+news_top+news+index+-+temp_news+%2B+analysis

Things that use to make me mad.... cross-qualifying with Countrywide and Wells Fargo and different bank owned properties. It was really frustrating because by the time I would finaly get my cross- qualification letter the house, we were going to offer on went pending.Or the loan officer denied me because my client didn't want to talk to him, she supplied all of her information by fax but just didn't want to talk to any other loan officer. She was comfortable with her Loan officer, so her cross-qualification was denied. This was happening in the middle of 2008, I have since viewed a change from the Listing agent's point of view. I'm still doing some research. I understand that this could be a RESPA violation but I'm not sure. Now that I'm a recent REO agent, I can understand why the asse...

I ran across this article this morning and thought I would share it as I am one of these people looking at downsizing and the daunghnting task of "re-structuring" the home. Its painful to say the least! Happy reading.   RISMEDIA, January 23, 2009-(MCT)-The kids have moved out. Those three bedrooms are looking awfully lonely. That spacious backyard that once served as a barbecue pit/football field/volleyball court now looks like a breeding ground for weeds, not to mention back-breaking acreage during mowing season. You want to move to something smaller, but the task seems overwhelming. There’s a basement full of boxes, a garage stuffed with unused toys and rusting machinery. Let the experts help you get moving. Rod and Sharon DePue had to do major downsizing before they moved into their...

Hello all my Inland Empire agents and Victor Valley Agents,   I need some agents to take advantage of a huge opportunity to get unparrelled exposure. Corporate has extended the PROMO for February. If an agent comes into the book for a half page then we will automatically upgrade them to a full page. So, your only paying $320.00 versus $520.00, this includes your listings being fed to all of our partner websites, 35+ !! This is a 3 issue agreement, a savings of $600.00. As an added BONUS, the first agent in the Victorville market and the Inland Empire (Valley floor) to respond will get a home featured on the COVER for free!   I know times are tough, however we all need exposure in this market and I have the best program out there. I have a team of graphic artists waiting to build the pa...

Kort Linden Professor Rohit Chopra History and Society Foundation Section 1 Take-home Final Essay 5/02/08 Social Narrative & a Life Worth Living What is a narrative? The Oxford English dictionary defines a narrative as, “An account of a series of events, facts, etc., given in order and with the establishing of connections between them; a narration, a story, an account”. Essentially, a narrative is the act of storytelling. Storytelling seems simple, self explanatory. A story is an event which may or may not of happened and to tell it is simply that. However, it seems that story telling has a much more important significance than that. To tell a story is to be human, the very definition of being social. If storytelling is an important part of being human and of establishing a social ident...

I have always strove to be at the top of my class not because this was hugely important to me but because the top ten percent of students receive about ninety percent of academic and non-academic benefit in life. This ten percent rule is something I apply to most areas of my life. That is way I came to Babson, not only because I loved entrepreneurship but because I knew I wanted to be among the top ten percent of business students nationwide. Coming to Babson, I thought that I might be overwhelmed by the intellectual giants here. However, I was inspired to work even harder, and I soon learned that I could thrive like never before among peers of this caliber. Likewise, I hope to be among the world’s best students at LSE. I hope to learn from them, to thrive amongst our collective drive ...

1. Why buy a bank owned home now? Has the market hit bottom? 2. How are you going to get a REAL STEAL on a bank owned home? 3. What if YOU don’t know how to or don’t want to fix-up a house? 4. How can you get your taxes REDUCED on the house you NOW own? 5. What’s the difference between a Bank Owned, Forclosed, REO, and Repo?   1. Why buy a bank owned home now? Has the market hit bottom? Anyone in any market of any kind (including the stock market) will tell you it’s impossible to tell when a market has absolutely bottomed.  They’ll also tell you that if you wait until the bottom is officially “found” you’ll be too late to get the maximum benefit.   The housing prices probably won’t DECLINE much longer.  One indication of this?  Many bank owned homes are now receiving multiple offers  -...
