Tulip Salon, located at 2455 Polk Street (cross street Filbert) is a wonderful Russian Hill find.Hedieh Poustinchian, the owner of Tulip Salon, does an outstanding job of caring for hair, including my very fine, very short hair. To better help my clients, I see a lot of properties every week, many in San Francisco. There always seems to be one or two special places and capture my interest and would provide great living for my clients. Yesterday evening I took a look at an opportunity in a building I really like, The Landmark. Perched on a hillside on Russian Hill, adjacent to the lovely Ina Coolbrith Park, The Landmark has 60 condominium units stepping down the hill from Taylor to Mason street, on the staircase that is Vallejo Street (block too steep for cars!) and next to Broadway. What an amazing opportunity to live so close to Chinatown, North Beach and the Financial District. Walk to work in the Financial District. Enjoy dining al fresco on Columbus Avenue in the heart of North Beach. Saunter over to City ...

Last month I wrote about a small condo on Russian Hill that I fell in love with, and talked a bit about some of the things that make living on Russian Hill so very special. Here's that post.I've been tracking 1147 Filbert Street, just off the cable car route on Hyde Street. This Junior one-bedroom was listed at $649,000 and sold for $746,000.Someone has a great spot to live in San Francisco!

San Francisco's Russian Hill is a favorite neighborhood of many. Here you'll find the Powell-Hyde cable cars climbing up, down and around; intimate dining choices; tree-lined streets, verdant staircases replacing streets in the steepest spots, and views. Oh, yes, the views -- of Coit Tower on nearby Telegraph Hill, North Beach, the downtown Financial District, the Bay Bridge, the Golden Gate bridge, the water. It's also home to the curvy part of Lombard Street that attracts tourists from all over the world.Turn a corner and the scenery and feel changes. While there are single-family homes on Russian Hill, there are also many condominiums and stock co-ops, too (some quite amazing.)I was utterly charmed this week when previewing a Junior one-bedroom condo in the building pictured above. Flocks of wild parrots in San Francisco? Yes, it's true. Originally spotted on Telegraph Hill in the early 2000s, they have since spread to other parts of the City, including Dolores Park and the Presidio. Monday evening, as we walked over Russian Hill to North Beach, we stopped to enjoy the antics of this group along the Vallejo Street Stairs. You might have read the book, The Wild Parrots of Telegraph Hill or perhaps you've seen the documentary film. Take a look at the trailer from this link. Want to see or read more? If your local bookstore doesn't carry it, you can buy the DVD or the book. This is a great gift idea, too.
