I like adventure and I'm a risk taker, but I guess that is not really news since I'm in real estate and work on a 100% commission structure.  It takes a certain type of bravado (or foolishness) to leap from sale to sale with no safety net below.  Thank heavens, I am not completely dependent upon the kindness of strangers (new leads and such) but am supported by a strong work ethic and a dependable database.   What do I mean by a dependable database?  Last week I closed three escrows and there was not a single newbie client in the mix.  I always thought I subscribed to the 80/20 rule (80% of business from past clients, 20% first timers).  2010 third quarter review reveals it is running closer to 90/10.  Wow, that is a strong indication my fourth quarter goals will be geared to greater fo... 10/10/2010

 The market is in a constant state of change, but the methods for determining value are still the same.  I wrote this post over two years ago.  It came to mind when I received a call from a past client asking me to give them a market analysis of their custom home in the same neighborhood.  They are not going to sell in the immediate future, but they do need to know the value of their home for estate planning purposes.  Yesterday a fellow agent invited me to see an upcoming listing.  She wanted an opinion on what the price should be.  It is a custom one-of-a-kind, although dated, house.  In other words, there are no comparable sales in the neighborhood, and no comparable actives currently on the market. When you are dressing your property up to sell do not overlook the importance of sparkling clean windows and glistening mirrors throughout your house.  Light is a powerful selling tool.  Use it to your advantage by exposing the source in your home--windows, doors and skylights. Rolling Hills Home Sales for First Quarter 2010 The city of Rolling Hills is a private, gated community that was incorporated back in 1957.  The city maintains a ranch style/equestrian environment unlike any other in the South Bay.  The sale of Rolling Hills homes appears to be charging well ahead of last year’s pace, when a total of 18 were sold the entire year.  Interestingly, none of these sales were closed in the first quarter, whereas there have been five closings just these past three months alone.  In addition, there are seven homes currently in escrow, making this year far more active than last year when it comes to the sale of homes.  The median price for the closed sales through the end of last month came in at $1.6 million.  The homes in escrow will raise this number given th... 04/08/2010
