  2011 Palos Verdes homes sales for the Silver Spur neighborhood increased to 42 single family homes sold compared to 33 in 2010 – a 27% increase.  Price per square foot for Silver Spur homes that sold in 2011 was $433 compared to $493 in 2010.  Average sales price for Silver Spur homes sold in 2011 was $837,146 compared to $956,856. If you are looking for authentic family style Italian food on the Palos Verdes Peninsula, check out Mama Terano Restaurant on Deep Valley Drive in Rolling Hills Estates.  The food is excellent and is a great value. The owner of the restaurant is Robert Bell,  who is also the owner of the very popular South Bay Restaurant Chez Melange.       They serve a flatbread pizza that is just delicious and very unusual for most Italian restaurants. The ultra thin crust is more like the pizza you actually get in Italy. Nantucket Crossing is a classic gift shop located in the Town & Country Shopping Center at 867 Silver Spur Road in Rolling Hills Estates next to the Bristol Farms market.  Their motto is "Great Gifts for Great People !" The number of properties on the market in Rolling Hills Estates ( including the unincorporated area of Palos Verdes Peninsula ) decreased substantially in December and is still only 21 homes, a 32% decrease from the prior year. The number of properties sold monthly has increased substantially over the last 3 months, with 12 homes sold in March and April and 10 sold in May, after averaging only about 3 sales a month for the previous 5 months. There are also 14 homes in escrow as of the end of May. The following is the 1st quarter 2012 Real Estate Market Report for the City of Rolling Hills Estates, including the unincorprated area known as Palos Verdes Peninsula adjacent to the City. The number of homes for sale had decreased substantially the last several months  but picke up again in March, with 25 homes listed for sale, very close to the 28 listed for sale a year ago. Sales increased substantially in March to 12 homes sold, with another 10 homes in escrow at the end of the quarter.
