In my experience, a small number of home sellers actually face this problem, and thus relatively few buyers need to deal with it. Over the past 27 years, I've encountered a total of 3 or 4 encroachment issues. Here is the most recent Phoenix AZ Real Estate Housing Market Report for February 2023:  The average sales price of Phoenix homes has increased this month after decreasing for 3 months in a row, going from $522,613 in January to $526,060 in February. The average sales price for Phoenix homes in February is significantly lower than the all-time high of $621,488 that occurred in May of 2022.The average sold price per square foot of Phoenix homes increased for the first time in 9 months. I received a call from a local commercial real estate agent interested in a duplex I had listed. He explained that he does not have Supra key access and would be representing himself on the purchase.  We agreed to meet at the property, and I would provide access. We spent 2 hours at the property.  I answered all of his questions.
