"In 2007 a homeowner attended one of my workshops with a subprime loan that had just reset and the payment was unaffordable. They signed up for a short sale and the property was sold in 4 months. They found a "rent to own" home that they moved into. After 6 months of good payments the tenant-buyers approached the owner and asked him if he would consider seller financing? The seller spoke with his accountant and realized that through an installment sale the seller would maximize profits and minimize taxes, exactly what he was trying to achieve.
This family was able to return to homeownership in less than 1 year after their short sale. By executing the short sale this family proved that they took responsibility and got out of a debt they could not afford in a "responsible" way. The seller was comfortable with this arrangement. But wait theirs more....

The family that returned to homeownership wanted to do this for other families. By the end of 2009 they were able to save up enough cash to purchase a property and then sell it to another family who had just completed a short sale. I call this investing on "Main Street" not "Wall Street""
