Your house’s curb appeal easily translates to boosting its value — resale value if you’re planning to sell your property in the near future. The fact is, your home’s exterior is like the cover of a book; it sets the stage for what’s inside. In a layman’s term, curb appeal refers to the level of attractiveness of your property and its surroundings when viewed from the street. While accent walls and decorative fixtures can certainly help, you want to start where prospective buyers begin: the front of the home. After all, first impressions are incredibly important in the home buying process, and can help to sell your house at a better price.According to Consumer Reports, if you’re selling your home, your curb appeal can increase your home value by 3% to 5%. In fact, according to a study by ...

Years ago, I read some research conducted by Pitney Bowes about response time respective to making initial contact with sale leads.  Those who responded quickly within 5 minutes secured a greater likelihood of converting those sales leads to  customers. Further more as the minutes clicked by or grains of sand dropped sales success diminished at a rapid rate. The reason I share this is because a potentially new client told me yesterday she called a real estate agent recommended by a local lender (not me) and left a voice mail. This potential client called back a few days later and left another voice mail. A month passed and finally this referred real estate agent returned the call.During our conversation, this potential client shared her disillusionment with real estate agents. However sh...

Oliver Rust, head of product at independent inflation data aggregator Truflation, claims that the middle class is capturing a smaller amount of income than it did in the 1960s, 1970s, and 1980s.            In an interview with Consumer Affairs, Rust stated that the percentage of the middle class in the United States has decreased from approximately 60% to nearly 40% in the two decades since the mid-2000s. Conversely, there has been a sharp rise at the very top and very bottom of the economic spectrum.       The last few years have seen a sharp increase in inflation, which peaked in 2022 at 9%. This implies that some families who fit the definition of middle class a few years ago might not anymore. According to the Pew Research Center, from 61% in 1971 to 50% in 2021, fewer pe...

Ever notice how every other product comes with an owners manual but that consumers are left with nothing when they buy a home. Kukun's Dashboard is that owner's manual. And the Kukun Portal is your way of staying in front of those clients with your branding by offering each of your past and prospective clients a dashboard. When they log in, they see your info, get a communication channel straight to you, and get a wide array of home information: Current value, forecasted value, maintenance tips, a cost estimator, etc. Most importantly, you get to see all their activity including PREP TO SELL. Coming into the real estate industry, I was familiar with sales presentations.  My past standard of practice was always to lean toward the facts and by having the presentation be educational.  This approach allowed me to build trust especially if the potential client had shared previous negative experiences with other sales people.Entering this new industry, I read a lot about sales presentations. Most of these article focuses on glamour, glitz and all about the real estate agent saying “Look at me, I am wonderful.” The presentations were truly marketing marvels, but for me lacked data, facts, authenticity and differentiation. What I did over the course of several years was to create a “presentation packet” which I now just refer to as the packet.  I purchased the old school 3 prong fol...

The life of a real estate agent who is a small business owner often presents unexpected and unplanned for twists and turns.  Suddenly one’s real estate practice or small business is bombarded with inquiries, new or unanticipated day to day problems, last minute appointments, then often required or necessary continuing educations units or seminars. Add in the daily newsletters, industry information websites and the hours in the day aren’t enough. This is probably one of the best reasons for having low and high WAY SMART goals. Many folks set annual revenue goals which often represent an increase from the previous year. However, what I have observed is the revenue goals fail to account for business expenses to lulls in the market. What is required is a bottom line revenue goal that will mee...

Many homes have modestly sized rooms. However, there are numerous tricks of the trade that can help small spaces feel brighter, airier, and more expansive. With a little creativity and some clever decorating ideas, small rooms can be just as beautiful and functional as larger areas.Use Light, Bright Color SchemesSticking to a neutral color palette is one of the easiest ways to visually enlarge a room. Soft whites, greys, and beiges have less visual weight than deeper, bolder hues. They also bounce light around the space rather than absorbing it. Painting the walls, ceiling, and trim work the same neutral shade creates continuity, making the space appear larger. Incorporating shades like airy blue or sage green adds subtle color without overwhelming a compact room. Various free interior ...
