I recently read an article about DarkSky International, an organization that strives to protect our night skies by fighting light pollution wherever possible, Light pollution should be minimized because it can destroy natural habitats and endangered species who rely on darkness. But, more selfishly, a lack of truly dark skies can make it incredibly hard to stargaze.   The fact that there is an international organzation dedicated to fighting light pollution started me to wondering. how it does that - and what it does. One thing that Dark Sky recently did was to  bestow its very first DarkSky resort certification, to Under The Canvas Lake Powell - Grand Staircase. The property is located  near Arizona's Lake Powell, and features safari-inspired, luxury tent accommodations. I am not sure I...

Real Estate Deal Killers 2023 Edition Considering a home purchase in 2023? Like with any purchase, current market knowledge is key. Let's take a look at some of the challenges (and solutions) to the 2023 real estate market. Higher Interest Rates--Over the past few years interest rates (the cost of borrowing) has been kept artificially low. Sellers who were able to lock in 3% are hard pressed to purchase a new home at 8%. Likewise for buyers the higher rate means a lower purchase price.  Increased Insurance Cost-- Thanks to a string of natural disasters, insurance companies are feeling the pinch. Combine this with overall inflation  means MUCH higher insurance rates.  Lack of inventory-- Depending on the market, overall listing count is down 30-50% below Pre-Covid norms. Lower inventory ...

On Wisconsin Avenue in Bethesda, in front of the old Post Office, there is a large statue of a pioneer woman holding her baby in one arm and a gun in the other.  People pass the statue every day, and most people do not notice it or know what it represents.  So... here is the story of the statue. The Bethesda statue, titled "Madonna of the Trail," is one of twelve identical statues dedicated to the spirit of the pioneer women who extended the frontiers of America ever westward.  The woman in the statue is wearing a bonnet and long skirts; she is that hardy pioneer stock which would make you feel safer on that long wagon trail ride west.   Commissioned by the Daughters of the American Revolution, the twelve identical statues were installed in 1928 and 1929 in each of the twelve states thro...

Texted, Called, Emailed; No ReplyIf I were talking about a lame lead from weeping willow, then this would be no surprise to any agents in the business; however, when I am talking about another agent, then this is a sign of an agent who should not be in the business.I made an appointment to see a house.  When I got to the house, I found that the lock box code would not open the box.I call the agent and I get no answer, but I leave a message.  His recorded message was something along the lines of: "I am too busy to answer my phone, try texting me.".I text the agent, I email the agent, and I respond to the automated request for feedback all along with my voice phone message.24 hours have passed and I have yet to receive a reply from the agent. In the meantime, I ask my client if they want t...

One question that’s top of mind if you’re thinking about making a move today is: Why is it so hard to find a house to buy? And while it may be tempting to wait it out until you have more options, that’s probably not the best strategy. Here’s why. There aren’t enough homes available for sale, but that shortage isn’t just a today problem. It’s been a challenge for years. Let’s take a look at some of the long-term and short-term factors that have contributed to this limited supply.Underbuilding Is a Long-Standing ProblemOne of the big reasons inventory is low is because builders haven’t been building enough homes in recent years. The graph below shows new construction for single-family homes over the past five decades, including the long-term average for housing units completed:For 14 strai...

Nothing is truer than the cliched catchphrase "Real Estate is all about location, location, location”. And in no case is this more valid than when you’re investing in rental properties. Some states, regions and even specific neighborhoods are more ‘rentable’ than others and before you drop even a dime on a downpayment you need to know where they are.READ FULL BLOG HERE  YOUR   Latest activity in the VALLEY of the SUNFor ALL your Valley AZ Real Estate NeedsPHONE   Bill   at   602-999-0952Text         Bill   at    602-999-0952Email      Bill    at     billAZElite@cox.net Read other YVP Blogs hereFor more information, Call or Text: 602-999-0952eMail: golfarizona@cox.netBill Salvatore / Arizona Elite PropertiesYour Valley Property TeamResidential Sales, Marketing, and Property ManagementSel...

Pricing your home correctly is absolutely crucial in the real estate market, and this blog makes that point crystal clear. Overpricing can lead to extended listing times and missed opportunities, while underpricing can cost you significant equity. Currently homes are not selling fast as we have experienced in the past, but homes that are priced right are selling.  Many of these homes are selling quickly and some are receiving multiple offers with a few selling above-listing price.  Your listing agent is the person who can give advice on where to price your property.  If priced too high this causes buyers not to tour your home and eventually forces sellers to reduce their listing price.  The first 2 weeks after listing your house attract the greatest number of buyers.  This is why it is important to get the price right.  If not priced right, you run the risk of buyers not seeing and/or touring the property.  If the price is low, you run the risk of leaving money on the table or buyers feel there is something wrong with the propert...

In the real estate and property management world, including utilities in the rent for multi-family dwellings or apartments is a practice that has both advantages and disadvantages. However, there are specific reasons why this approach is more common for these types of properties than for single-family homes. Here's why:Economies of ScaleShared Resources: In a multi-family building, resources like water and heating may be shared, making it easier to include them in the rent.Bulk Rates: Some utility companies offer bulk rates for larger properties, making it cost-effective for the landlord.Simplified BillingOne Bill: It's easier for the landlord to manage a single utility bill instead of multiple tenant accounts.Easier for Tenants: Tenants appreciate the convenience of a single, predictab...

Overview of Condominium DevelopmentWhen you purchase a home in a condominium development, you are buying a unit in a larger building or complex that is owned and managed by a homeowner’s association (HOA). The HOA is responsible for the upkeep of common areas, such as landscaping, pools, and gyms, as well as the maintenance of the building itself.Condominiums can be found in many different types of buildings, from high-rise apartments to townhouses to single-family homes. There are also different ownership structures within condominium developments. In some cases, all of the units in the development are owned by one entity, such as an investment company or developer. In other cases, each unit is individually owned. The process of purchasing a home in a condominium development is similar ...
