Home prices are generally still rising nationwide, with inventory levels up 36% YoY, (still down 28% vs. pre-pandemic).  I am not sure anyone really was concerned about inventory levels pre-pandemic but that is a different story.  Now, four states, however, have inventory that is ABOVE July 2019 (Texas, Idaho, Florida, and Tennessee), with WA remaining flat, and AZ, CO, UT getting close.Questions about buying or selling in this market? On August 23, 2024, the U.S. Department of Housing and Urban Development (HUD) and the U.S. Census Bureau reported nationwide new single family home sales jumped 10.6% to an annual rate of 739,000 homes in July of 2024 from 668,000 homes in June of 2024, and rose 5.6% from in July of 2023 an annual rate of 700,000 homes.The median new home sold value was $429,800, while the average sales price was $514,800 in July of 2024.There were estimated 462,000 new houses for sale, and 7.5 months supplies of available inventory at the end of July of 2024.For complete more detailed information about HUD and U.S. Census Bureau report of new home sales July of 2024, please click HERE
