Home Selling

It's been said that the only thing in real estate that is more confusing than purchasing a home is selling one – especially if you've never done it before. Where to start? Who to turn to?

These are good questions and – lucky you – the answers are right here within the pages of ActiveRain, the top real estate social network on the planet.

Within our content library you'll find more millions of articles, written by the pros, on home selling topics like how to choose a listing agent, the questions to ask before hiring one, how to stage the home and create curb appeal. What happens if the appraisal comes in lower than the amount the buyer has offered? Is an offer from a buyer with a conventional loan approval better than one from an FHA buyer?

We have the answers here at ActiveRain and chances are great that if you can't find them now (which is hard to imagine!) you will find them tomorrow or the next day because our experts add hundreds of new posts every day.

Only ActiveRain gives you the chance to read news and advice from professionals who not only talk the talk, but walk the walk – the boots on the ground every day in the real estate industry.

Expert real estate advice, free for the reading – you gotta love that!

If you’re holding out hope that the housing market is going to crash and bring home prices back down, here’s a look at what the data shows. And spoiler alert: that’s not in the cards. Instead, experts say home prices are going to keep going up.Today’s market is very different than it was before the housing crash in 2008. Here’s why. It’s Harder To Get a Loan Now – and That’s Actually a Good ThingIt was much easier to get a home loan during the lead-up to the 2008 housing crisis than it is today. Back then, banks had different lending standards, making it easy for just about anyone to qualify for a home loan or refinance an existing one.Things are different today. Homebuyers face increasingly higher standards from mortgage companies. The graph below uses data from the Mortgage Bankers Ass...

Understanding the limitations of Automated Value Models in real estate is essential.  Online value estimators like Zillow's Zestimate or Redfins Home Value Estimate will return a value of what your home is worth. It takes minutes to receive their estimate of your homes value.  Its quick and easy.  But is it accurate?  Check out Bill Gassett's latest article discussing the pros and cons of online value estimators. In the age of digital transformation, online home value estimates have become a cornerstone for homeowners. Potential buyers, homeowners, and real estate enthusiasts utilize these tools for instant analysis. These digital valuations offer a quick glimpse into the potential market value of properties without the need to engage directly with real estate professionals. However, as...

A long-standing tradition in selling a home for many religious home sellers and even some non-religious home sellers is to turn to prayer and burying a St. Joseph Statue. The belief is St Joseph, the patron saint of families, fathers, expectant mothers, travelers, immigrants, house sellers, buyers, engineers, craftsmen, and the working class, will want a quick sale to get out of the ground as quickly as possible. As a 20-year veteran of selling homes in Massachusetts, I believe this practice is more common than I would have believed. Heck, why not take advantage of everything you have at your disposal for a quick, successful home sale? Are you interested in selling your house fast and for top dollar? Have you ever heard of using prayer and a statue to sell homes? If you are a first-time h...

This week the median list price for Gilbert, AZ is $689,000 with the market action index hovering around 49. This is an increase over last month's market action index of 48. Inventory has increased to 355.    While the Market Action Index shows some strengthening in the last few weeks, prices have not seemed to move from their plateau. Should the upward trend in sales relative to inventory continue, expect prices to resume an upward climb in tandem with the MAI.    The market is hovering around this plateau. Look for a persistent change in the Market Action Index before we see prices deviate from these levels.    YOUR   Latest activity in the VALLEY of the SUN For ALL your Valley AZ Real Estate Needs PHONE   Bill   at   602-999-0952 Text         Bill   at    602-999-0952 Email      Bil...

WHAT YOUR AGENT SHOULD PROVIDE YOU WHEN YOU HIRE THEM Selling your house is a big step that requires a ton of work on your side. This is why hiring a real estate agent is essential: They will handle everything to ensure you'll sell your house at the best value possible. The problem is that many agents are not skilled enough, break their clients' trust, and don't meet their expectations and achieve their goals. Let's dive into what your agent should provide you so you'll know if the trust you gave them will be worth it.  The Value Of OLD CARBefore you hire an agent, they owe you something. The agent should treat you fairly and honestly. It doesn’t mean that if you’re not hiring them, they will treat you entirely differently from a client.Once you hire them, you should expect them to becom...

We hear questions like this one often these days.“I’m thinking of selling my home in Portsmouth, but the value has increased substantially since we bought it. Will we have to pay a lot of taxes if we sell?”                            The best answer is maybe…….or maybe not. There are several ways for you to keep some or all of your profits if your home’s value has increased.First, let’s be clear on what a capital gain is.A capital gain is the profit you receive when you sell your house and pay off any mortgages and selling expenses. Here’s how a capital gain on the sale of residential real estate is calculated: Calculate the Cost Basis: This is the original purchase price of the property, including any additional costs such as closing costs, legal fees, and real estate agent commissions...
