Home Selling

It's been said that the only thing in real estate that is more confusing than purchasing a home is selling one – especially if you've never done it before. Where to start? Who to turn to?

These are good questions and – lucky you – the answers are right here within the pages of ActiveRain, the top real estate social network on the planet.

Within our content library you'll find more millions of articles, written by the pros, on home selling topics like how to choose a listing agent, the questions to ask before hiring one, how to stage the home and create curb appeal. What happens if the appraisal comes in lower than the amount the buyer has offered? Is an offer from a buyer with a conventional loan approval better than one from an FHA buyer?

We have the answers here at ActiveRain and chances are great that if you can't find them now (which is hard to imagine!) you will find them tomorrow or the next day because our experts add hundreds of new posts every day.

Only ActiveRain gives you the chance to read news and advice from professionals who not only talk the talk, but walk the walk – the boots on the ground every day in the real estate industry.

Expert real estate advice, free for the reading – you gotta love that!

Jennifer has a great blog to share with us all here in the Rain. Wondering if it still makes sense to sell your house right now? The short answer is, yes. And if you look at the current number of homes for sale, you’ll see two reasons why. An article from Calculated Risk shows there are 15.6% more homes for sale now compared to the same week last year. That tells us inventory has grown. But going back to 2019, the last normal year in the housing market, there are nearly 40% fewer homes available now: Here’s a breakdown of how this benefits you when you sell. 1. You Have More Options for Your Move Are you thinking about selling because your current house is too big, too small, or because your needs have changed? If so, the year-over-year growth gives you more options for your home search...

Christopher Pataki came up with 6 great points before you list. When touring a home that is listed for sale, buyers and their agents tend to be attracted to things that show need of obvious repair or deferred maintenance. While not addressing these issues may not remove interest in your home, it will give a skilled negotiator additional leverage in the home purchase strategy.  To avoid having equity removed from your pocket, is an important to address these issues.  Whether you’re currently aware of any of the following issues or they’re discovered during a pre-listing inspection, it is usually much more financially wise to remove these items prior to listing.      1. Roof  issues Missing or damaged shingles or gutter issues are normally apparent prior to entering the home.  A negative ...

I have just listed this beautiful Main Line home in Tredyffrin Easttown school district at 726 Mancill Road, Wayne, PA 19087.Check out the Video TourMy clients bought this  home four years ago, we had the challenge of selling their home during the COVID interruption. With their help hosting Facebook Live events we got the word out and got their home sold in time for them to move into this home at the time. It was new construction in an established neighborhood. The only reason they are moving now is because their son was accepted at a prestigious sports school.Peaceful and quiet they have come to love the yard which was professionally landscaped and is flat and large enough for soccer or archery. The driveway doubles as a pickleball and basketball court and has enough space for four car...

The Best Marketing Strategies to Sell Your Clermont FL HomeWhen it comes to selling your home, it takes a lot more than putting a For Sale sign in the yard. With that said, let's hit that list, the best marketing strategies to sell your Clermont FL home;-Price it right- This is one of the most important factors to get your home sold fast. Forget about what you read online or hear on TV, it is best to work with a local REALTOR® who knows the market inside and out. Someone you can trust. Although all agents have access to this information, we all know it can be manipulated. How? I can certainly pick out comparable sales within a certain price range to convince you what the value of your house is. It is very easy to leave out certain sales.-Get your house show ready- My suggestion is to st...

Tom Hurley came up with a great checklist that he shared with us here. Navigating the home buying and selling process can be daunting, but a comprehensive home inspection is a crucial step that can ease uncertainties. For both buyers and sellers, preparing for a home inspection is key to a smooth transaction. This blog post provides detailed checklists to help both parties get ready for this important step. For Sellers: Preparing Your Home. Some of these tasks may be outside of your capabilities, in those cases, you should hire a professional to help complete these tasks, such as cleaning out the gutters or getting on the roof.  First and foremost clean up your house, both inside and outside. Making your home presentable is a must! Exterior Checklist: Ensure the roof is clear of debris ...

It compares their first 2024 home price forecasts (made at the end of 2023) with their newest projections: The middle column shows that, at first, these experts thought home prices would only go up a little this year. But if you look at the column on the right, you'll see they've all updated their forecasts and now think prices will go up more than they originally thought. And some of the ...

I'm thrilled to announce that my latest listing at 11016 Crossland Dr. has gone under contract, thanks to the outstanding efforts of Melissa Stout, who hosted an incredibly successful Open House. We anticipated a surge in buyer interest, and were pleased to see three agent showings before the official Open House, along with an exceptionally great turnout all afternoon! With multiple offers on the table, I promptly set a deadline for Sunday at 4 pm. We've now selected a buyer and are under contract, with inspections scheduled for this week as we navigate our five-day option period. Many of the prospective buyers who submitted offers were renting within the Canyon Creek community. They were drawn to the meticulously maintained home, loving its close proximity to Trail Head Park, the communi...

This week the median list price for Gilbert, AZ is $675,000 with the market action index hovering around 48. This is an increase over last month's market action index of 47. Inventory has held steady at or around 332.    While the Market Action Index shows some strengthening in the last few weeks, prices have not seemed to move from their plateau. Should the upward trend in sales relative to inventory continue, expect prices to resume an upward climb in tandem with the MAI.    The market is hovering around this plateau. Look for a persistent change in the Market Action Index before we see prices deviate from these levels.        YOUR   Latest activity in the VALLEY of the SUN For ALL your Valley AZ Real Estate Needs PHONE   Bill   at   602-999-0952 Text         Bill   at    602-999-095...
