I am a independent contractor for Titanium Solutions that contracts with mortgage companies to work with borrowers that are delinquent to help them.  The banks are interested in working out programs to assist people staying in their homes.  When the Obama stimulous program started in March the assignments shut down.  I may of recieved 5 assignments in 6 months. There were 25 sales with an averagesold price of $269,000 after being on them market 134 days with a list to sales ratio of 94.46%.  The average list to sales ratio from the original list price was 92.36%.   August 2009 sales were consistent with the sales in 2008.  There was 13 less listings added in August 2009 than in August 2008.  There are curently 323 properties with an average list price of $266,275 being on the market 228 days.

Last year I help lots of people stay in their home! This year the lenders are not cooperative or willing to help.  The following the making homes affordable guidelines and either the lenders do not understand the process or process is so difficult tht they can not explain why the decision was made. Recently I work with a mortgagor that really wanted to stay in his home, even though he understood that he owed a lot more than the property was worth.  He was approved by a mod back in January but did not get the funds in timily and thus was rejected.  (Even though he was working the lenders and lender vendors when funds were due).  When dealing no one indicated that funds needed to be sent, it was all done by mail.   Then they indicated that he would have to apply through Obama's making hom...

There were 27 sales in July 2009 with an average sold price of $247,617 with a 96.02% list to sale ratio and average 175 days on the market. There are currently 256 properties listed with an average list price of $322,383 and average time on the market of 188 days.   July was a good month for Muskego with 6 more sales than were completed in July 2008 and there were 7 fewer new listings added in July 2009 compared to july 2008.

There were 21 sales during June 2009 with an average sales price on $247,152 with an average list to sales price of 96.26%.  In addition, during June 2009 there were 21 accepted offer with future closing dates. During June 2009 there were 2 less sales compared to June 2008 and the listing increased by 4 new listings compared to June 2008. There are currently 260 listed properties with an average list price $323,170 that have been on the market 122 days. The sales activity in June 2009 was all over the board; the lowest sale was at $109,500, median price was $195,00 and the highest price was $599,000.

There are currently 245 properties on the market with an average list price of $331,176 and have been on the market 125 days.   Ten propeties have accepted offers with an average list price of $248,131 being on the market an average of 134 days.   During April there were 17 sold properties with an average sold price of $298,638 after being on the market 110 days.   There is currently a 14.41 inventory of homes on the market

MUSKEGO MARKET UPDATE FOR MARCH 2009 The market picked up in March 2009 with 22 sales compared to 23 sales in March of 2008.   This is great news because in the 2 previous months Muskego had less than 50% of the sales in 2009 compared to 2009! The listings in March also increased by 55 new listings compared to 57 in 2008.  So the inventory increase more during March. The sales during the month sold for an average sales price of $267,216 with an average days on the market of 142 days and a list to sale of 94.68%.  However, the list to sell ratio from the original list price was 66.05%.  This means when people list there properties they have to be more concerned about listing the properties right originally rather than reducing the prices during the listing!    From the "everything happens for a reason" school of thought...my hairdresser recently moved to a new salon...5 more minutes in the car...but Ali and I understand my "goldi-locks" and she keeps them shiny and well behaved.  What I appreciate about her is that she doesn't just cut or color...she is concerned about the health of my hair...and does wonderful conditioning and strengthening treatments that really enrich my hair....and I sooo appreciate her attention to detail . There was a 5.9% increase in the solds for Febuary compared to 2008 and the listings increased by 8.6% or a total of 76 new listings.  The 18 sold properties during Febuary sold for a average price of $274,677 or 91.33 % of list price and were on the market a average of 140 days.   There are currently 16 transactions pended with a average list price of $265,700 and gave been on the market an average of 121 days.   There are currently 425 active listings on the market at an average list price of $367,042 and have been on the market an average of 185 days.

The sold activity in Febuary was slow.  There were 5 closing in Feburary with an average price of $287,500.  The list to sales ratio was 94.06 % In Febuary of 2008 there were 18 closing so the sold activity decreased by 72% in 2009 compared to 2008.  The number of listings added in 2009 were 49 which is a decrease of 19.7 % compared to 2008.  However, there are 11 pending transaction that may close in March.  All the listings sold during Febuary were realtively new listings with a average time on the market of 36 days.   The current active inventory is 224 listings with and average list price of $388,354 and have been on the market for 143 days.

Does anyone know anything about DW Sharp Inc. which is a Comerical Mortgage Banker?  The web site is dwsharpinc.com   They indicated, in a old letter sent to me, that they have been in business for over 30 years.  The letter was a looking for people to refinance and where willing to write loans for up to 30 year amortization on comerical properties.   I would appreciate if anyone can give me any infomation on the company. It almost seems too good to be true!

The market started a little slow this January with only 5 sales.  with an average time on the market of 177 days.  The average list to sales ratio was 93.05 %.  In 2008 there were a total of 12 closings compared to only 5 in 2009.  There were less new listings added in 2009  with 38 properties compared to 54 properties in 2008.  The good news is that there is less inventory with a current inventory of properties is 207. The average list price on active listings is $423,295.  With 101 of listings with list prices over $300,000 and a median price of $289,000. The average maket time is 153 days.
