The October Dane County Distressed Property Index was 22.3% - down from a value of 31.5% in October of 2011 - and up from 21.8% the previous month. The index rose slightly from September due to a jump in foreclosure filings during the first half of this year.  Our data tracks back to January of 2006, when the index stood at 5%. Note from the graph below the index had grown steadily over time as Dane County foreclosure filings increased greatly, peaking in 2010. Dane County foreclosures decreased in October, the third straight month to register a year-over-year decrease in filings. October foreclosure filings decreased by 5.7% from the number of filings registered in October of 2011, according to data maintained by the Wisconsin Circuit Court. A total of 99 new foreclosures were filed in October compared to 105 filings a year ago.  Wisconsin foreclosure filings increased slightly, by 2.3% from the number of filings registered a year ago. A total of 1,918 new foreclosures were filed in October compared to 1,875 in October of 2011. The graph below shows the number of monthly Dane County foreclosure filings dating back to January, 2005. Dane County housing starts increased from 37 in October of 2011 to 67 this October, an increase of 81%. The Wisconsin housing statistics are now in for October of 2012. Here is an excerpt from what the Wisconsin Realtors Association (WRA) had to say: “There is no doubt that October was a very strong month for sales, which followed a more moderate pace of growth in September, so it may be that some of the sales typically seen in September spilled over into October this year,"  said Renny Diedrich, chairman of the WRA board of directors. She noted that the pace of growth in September was 6.1 percent, but that the combined sales of September and October were up 17 percent compared to those same months in 2011. “While it’s tempting to focus on the magnitude of the increase last month, I think the more important point is that prices have been consistently increasing since March of this year,” ...

Here's a look at October Dane County home sales from a historical perspective. Dane County single family home sales accelerated in October. The 343 Dane County home sales recorded in October were 57% higher than the 218 home sales in October of 2011, representing the the highest sales total for any month of October since 2005, when 375 home sales were recorded. With increased demand and less supply, this year is shaping up to be the best year for sellers in at least 5 years.     Here's a review of October Dane County condo sales from a historical perspective.
