Website Reveal: Kelly Burns The International Builder Show in Last Vegas is like Disneyland for me. Not just the Builder Show, but I got to go to the Kitchen & Bath show too! I loved it. This week I want to give you some highlights and take-aways that I think brokers need to be aware of when providing service to both buyers and sellers. Right now, you have a lot of homeowners that are getting ready to go to market and they may be thinking of what kinds of things they may need to update to get top dollar. As their agent, you should be knowledgeable of new home trends. Let's talk trends for a moment and start with countertops. Gone are the days when the only choice was quartz. Wilsonart has a new line of Thinscape countertop that you cannot even tell that the product isn't quartz. For do...

Website Reveal: Kelly Burns Kelly Burns is an experienced broker, whose background includes 25 years of title and escrow work. Already connected to the real estate industry, when a friend suggested she become a broker, she quickly transitioned into her new role and found a profession to love. Following on the heels of completing Kelly's real estate business branding, it was time to execute on creating her custom website to match. Kelly's brand had a clear direction with clean lines throughout, a confident grey marble texture that could compliment any listing photo or other content, a pop of spring color, and her incredible tree-house logo. This would be a great brand to build a website on. After talking to Kelly about her needs, we had a clear list of priorities that her own perfect we...

Microsoft Publisher's Days Are Numbered 975 to be exact. Last week, Microsoft announced they would no longer be supporting Microsoft Publisher as of October, 2026. Here's their official statement: "In October 2026, Microsoft Publisher will reach its end of life. After that time, it will no longer be included in Microsoft 365 and existing on-premises suites will no longer be supported. Until then, support for Publisher will continue and users can expect the same experience as today." Our designers at The Lones Group have known for a while this is coming. The writing has been on the wall. While other companies that provide design software have been continuing to innovate over the last few years, we haven't been seeing Microsoft put their research and development into the Microsoft Publis...

It has been crazy to say the least. Monday was a really big day in the shop build progression.Monday, Ford Crane came to the house and boomed a 16x16 playhouse approximately 120ft across the back yard. I had to dig out the playhouse foundation to make way for steal i-beam supports - they can be seen in the video. Then the crane company setup spreader bars and started moving - a longer video is in the works. It took 2 picks to move and set the playhouse into its new home. One YT commenter asked "but why?". A fair question. The playhouse is 16'x16' (256sf) and was situated where the new shop is to be built. The playhouse is sided with hardi-board, has vinyl windows, sheetrock, tongue and grove ceiling, and flooring so it was far cheaper to move than replace. It went so smooth and the playho...

Update: 3/7/2024The following graphic is provided courtesy of RMLS in the SW Washington / Oregon region, and showing the activity for the week of February 23 to 29, 2024 in Southwest Washington (includes Clark County WA and Vancouver WA):For this, the final week of February we see a decrease in New Listings - an element we sorely need to see improvement - maybe we'll see it soon?As expected the time on the market is speeding up, and with Active Listings so low, this element will be quite hot again soon.We have a mixed signal on Price, with the Average slightly down; and the Median with a gain. It is easy to expect prices to rise again with so few homes available for purchase.------The following graphic is provided courtesy of RMLS in the SW Washington / Oregon region, and showing the ac...

A Modest Rebound in New Listings to start 2024; with a Minor Upward Move to Pending Sales; While Closed Sales Declined.January is the month near the end of the Winter slow-down that we start to see signs of "Spring" coming to the Vancouver WA home sales market; and this year we see some of that with New Listings taking a nice upward move. Home Sales Prices are still in a moderately declining mode (that was briefly "Interrupted" last month by One extremely large home sale of $13,000,000!).This first graphic we have compares just the month of January 2024, with the same month in 2023:Although the number of Active Listings is nearly the same; Pending Sales are substantially lower; and Sold Homes are significantly lower. If 2024 is having a worse start than 2023, this could be a sign of a c...

The 2024 Spring Market has Sprung Today I want to talk about our spring market, because spring has sprung! There is a very busy market out there. If you look at open house attendance, it is up. If you look at pending numbers, pending numbers are up in most areas. People want to buy. They have been waiting too long to buy. Also, while interest rates are just holding still, people are finding ways to get out of the homes that they haven't wanted to stay in. This past year, 2023, has been a year that I would describe as a Year-in-Limbo. However, this 2024 is already shaping up to be an active year. What I want you to do is to go into your MLS and find out for yourself what is happening in your area. There are three things that I want you to look for: Sales, Days-on-Market, & List-to-Sale ...

I live in Wenatchee and by NCW I mean the NCW Housing Market 2023, around Wenatchee and a 50 mile radius. As we know, 2023 was a difficult year. Rates dampened sellers interest to sell.  Buyers frustrated with cost, rates and low inventory. In fact I read someplace that the average agent in the US had 2 or fewer transactions in 2023. Bringing it home we had roughly 430 agents in our Assn. The one in the exact middle had about 3.8 transactions.BUT the year wasn't all glum. Rates today are 1.5-2% lower than last Sept. My particular market (from Spark on NWMLS) shows that at 12/31/2023 average prices were up from same date 2022. (less than $10,000 but still up) . We were turning inventory in about 90 days including loan ( NAR says 180 days is a buyers market). But regardless of the market he...

There are a number of items that can spell success or failure in a real estate agent's business. Many of these items are under an agent's control - activities that keep an agent top-of-mind with past clients like mailing consistently to a farm and of course, doing a great job with buyers and sellers they are currently working with. However, there are a number of threats that are outside of an agent's control: what the Fed does with interest rates, whether it makes financial sense for a seller to sell, or how much new construction builders build. Today I want to talk about a different kind of threat: the threat of people who aren't a good fit for you.Unhealthy RelationshipsOccasionally we have a client who does us in, a client who makes us question whether we are in the right business an...

New Listings Fell Dramatically this month for resale homes in Vancouver Washington; with Number of Homes / Units Sold nearing Decade-long Low; with Prices still facing downward pressure. We are now looking at a real estate activity level for the existing home inventory at a low level of activity not seen since the Great Financial Crash of 2008/2009!  We are also seeing Home Affordability at extremely unfavorable levels, which matches up with the nearly 1/3rd less activity seen in the current market. Our first table compares key measurements, December 2023 vs December 2022:Even though the activity in the real estate market had dropped substantially by December 2022; we can still see a large difference a year later in the Active Listings and Sold Units; suggesting we were still in the decli...
