Silverdale Transactions: Third Quarter 2011 The third quarter of 2011 saw an increase of 22% compared to the third quarter of 2010. The average selling price was 12% percent lower. Transactions nearly a month longer to close.  The average selling price dropped 30%. Sellers accepted eleven percent less than they originally asked. Silverdale remains a buyer's market. Second Quarter 2011   The second quarter of 2011 saw a decrease of 17% compared to the second quarter of 2010, but last year quarterly sales were driven by the tax credit.   The average selling price was two percent higher.
