Quiet New Year’s Celebration We had a rowdy Christmas, with both kids, sons in law and all four grandchildren at our house. It was great. Our New Year celebration was quiet.During the day I went to the new foreclosure assignment we had just had reassigned to us. They are still in the house months after the bank owns the house, and believe that if they just close all the blinds and ignore the bank emissary they can stay forever. I need to change that thinking immediately! That evening we gathered. My wife’s widowed mother. One of her brothers and his wife.Five of us. Great supper. Christmas decoration still up.Each person there had suffered in 2010. Health. Family. Financially. The mood was muted, but there is a rare pleasure, a solid comfort, a peaceful sense of belonging, when you are w...

Bellevue WA – The Stop Foreclosure Institute recently received a question from Werner. “I am behind on my payments and thinking of just letting my home go into foreclosure. What does that do to the neighborhood?” he asked. Here is our answer to his question. It does hurt the neighborhood. But, it also hurts you. Discover how other sellers successfully did a short sale to avoid foreclosure by clicking here. Most banks do not do a good job and processing and handling foreclosures. They take 12-18 months to foreclosure on a house and then sell it. In the meantime they do little to maintain the home. I estimate that half of all the properties I have seen in foreclosure have never even been checked on by the lender. It has gotten so bad that one homeowner even started up a website to report ...

Showing Homes in Shoreline WashingtonToday I took some first time buyers to look at properties in and around Shoreline. We had seven properties on tour to start with. One had gone pending from Tuesday when we picked the properties, until Saturday when we went out. There was a short sale home in Shoreline that had an offer made and was in the process of being countered on some minor issues. So there was still an opening. But we would have to really like the property, move decisively and make an offer quickly. One home in Shoreline was a bank owned property. The agent remarks had been changed. They said, “There are 5 offers on this property. One has verbal acceptance. We will show it as pending as soon as that offer has mutual acceptance.”So off we went. Some new town homes in Shoreline that ...

Bellevue WA - The Stop Foreclosure Institute recently received a question from Christy. “Why would I do a short sale instead of saving the monthly payments and letting it go into foreclosure?” Christy asked. Discover how other sellers successfully did a short sale to avoid foreclosure by clicking here. Here is the answer. If you stop paying your mortgage, then you can live in your home rent free for 12-24 months, depending on the state you are located within. I have seen lenders wait a year after the first missed payment just to file for foreclosure. Yes, you can live in your house for free for a long time. However, a short sale has many advantages over a foreclosure. It does less damage to your credit and allows you to buy another home in 2 years versus the 5-7 years after a foreclosur...

Bellevue WA - The Stop Foreclosure Institute recently received a question from Tim. Here is Tim’s Question. “I have an elderly friend who recently finalized a loan modification through her lender. The mortgage company shows on their website that the mod has been processed and the new terms are in effect. However, since foreclosure proceedings were begun before the mod was approved, her homeowner’s insurance holder will not renew her coverage policy, since the local Clerk of Courts records show that the loan is in a foreclosure process. The mortgage company has not sent the Clerk of Courts notice that the foreclosure case is closed. What can she do to avoid losing her insurance coverage?” Discover how other sellers successfully did a short sale and request a free consultation by clicking...

One of my favorite running spots in the Seattle area is Hamlin Park in Shoreline.  The entrance is located on 15th NE and NE 160th. I was introduced to Hamlin Park during my Adventure BootCamp days a couple of years ago and I have continued to go back for trail running every week, rain, snow or sunshine. The trail runs through the forest (so I never get wet when it's raining!), up and down hills and is about one and a half miles long.  Sometimes I run the trail two or three times but mostly it is just nice for a quick getaway to clear my head.  A bonus is seeing a pileated woodpecker or hummingbird! The trail markers look kind of mystical and the same guy comes to the park almost daily to rebuild what the kids knock down. Hamlin Park is eighty acres and was renovated this winter with an...

Last week we staged this small (under 900 square feet) condo in North Seattle.  This 2 bedroom 2 bath home now "lives large" after staging.  Ask yourself, as a potential buyer, which of these two identical condos would you make an appointment to see?  Enjoy the photo tour!   Living room before staging:  Move along, folks, nothing to see here! Living room after staging:  Now potential buyers can envision themselves relaxing and entertaining in this space.   Dining room before staging: Dining room after staging:   Kitchen before staging: Kitchen after staging:  The rug really warms up this space and connects the colors used throughout the condo. The Highlands neighborhood, just North of Seattle on the Puget Sound, is a highly-regarded, but not well-known neighborhood to the average Seattle citizen. This gated community resides just between the Seattle Golf Club and the waterfront, with just two entrances to the 100 home enclave. Home sales in the Highlands normally don't show up in MLS records, as many sales are intra-family, off-market sales, or long-expired listings, since luxury homes often take a year or two to sell. While the prices of homes in this neighborhood are certainly exclusive (minimum $1.5 million, with many homes over $5 million), there is no air of flashiness or McMansion architecture. Most lots in the Highlands are around two acres, and the homes, built anywhere from 1900 to today, are mostly historic colonial...

We staged this cute mid-century modern rambler in Shoreline, WA house this past weekend and loved how it all came together.  This is a great house for a first-time homebuyer! Living Room:  Artwork above the fireplace ties all the colors in this room together. Dining Area:  One of the realtor's concerns with this house was that there was no place for dining.  The front door is in the far left of this photo.  We created a small dining space at the end of the living room. Master Bedroom:  Adding the green silk window panels makes a dramatic statement in this bedroom. Kitchen: Family Room:  It's always fun to accessorize bookcases! Bathroom:    Staging by SISTERS Interior Redesign, Edmonds, WA, 425.776.7890, sisters@sistersredesign.com Give all your listings the advantage of professional st...

LAKE VIEW APARTMENTS IN SHORELINE WASHINGTON Lake view apartments in Shoreline, Seattle Washington   Echo Lake Apartments(206) 629-4380 1150 North 192 Street Shoreline, Washington   Lake view living on my budget?  I didn’t think so until I found this then-hidden treasure of new construction and new pricing – affordable!  When I actually got inside and discovered luxury apartments and a panorama to die for I was afraid to ask the rent! Well I’ve discovered the people running the place are not only apartment managers but caring individuals.  I’m jealous of their offices - they have a view even better than mine!  What does it tell you about a place when the director lives at work?  (Even the director doesn’t have the beautiful view I have!)  The Echo Lake Apartments management group doesn’...

Ever wonder what there is to do up here, north of Green Lake?  Well, there's a place just north of Shoreline that's a blast for the entire family.   It's called WhirlyBall, and it's a combo of LaCrosse, Basketball and bumper cars.  Yep, you read that right.  BUMPER CARS!   What a great concept!  You get to ram into other competitors while trying to score points for your team!  WhirlyBall has been around for quite some time, and I've had fun there in the past.  But I had all but forgotten about it until recently.  So I thought I'd let all my blog readers know about it as well.   You can get in on beginner tournaments on your own, or bring a group of up to 40 people and reserve a whole court for a couple of hours.   Check it out and let me know what you think! - Jay

I love to go to tanning salons and where I live, in Shoreline, there isn't many. Out of the three I must declare that I love Desert Sun. It has a friendly environment where you can walk into this salon, be greeted, and feel like the girls who work there aren't trying to be fake with you (which let's face it folks, what do we think when we see orange girls? FAKE).  The location of this salon is always convenient, not right on highway 99 (where we all know of some other 'fake' girls), and it is tucked in right next to a famous coffee shop we all know (a.k.a. Starbucks) and a great place to get your work out in, Gold's Gym Shoreline.   Shoreline Desert Sun is also very popular so when choosing this tanning salon, I would suggest making an appointment just to be on the safe side. Walk-in...

Shoreline, WA -- Break out the rain coats and umbrella.... Fall is officially here!  In the real estate world, that has translated into lower condo sales in Shoreline, WA. After holding steady the past 2 months, the number of closed sales of condos in Shoreline dipped to just 3 closings in October 2009.  A year ago, there were 5 condo closings. And these numbers are anemic. Back in the hay-day, numbers were much more brisk. In October 2006, for instance, we had 19 condo closings in Shoreline. I don't expect the volume to change much for the 4th quarter of 2009. But what you might want to consider is the Days on Market (DOM) for listings the next three months. They have fluctuated quite wildly for condos this year. If you have a nice condo, it might actually make sense to list your condo...

SHORELINE, WA -- Sale of single family homes in Shoreline,WA were down for the third consecutive month. But this isn't all bad news as we usually see a dip in production as we get into the colder, wetter fall and winter months of the year.  In fact, 32 homes sold in October of this year was better than the 27 sold a year ago.  I'm also seeing healthy numbers of homes that are going Pending and off the market, which helps determine inventory levels. What can we look forward to over the fall and winter months?  Look for real estate sales in Shoreline to be slow but steady.  We're slowly making the turn but these months do tend to be quiet. I'll be looking for steady  - if albeit slow - activity over the next several months. It might take longer to sell in these months but I don't expect s...

Want great real estate?  Shoreline Wa came in at number 2 just under Kenmore for best neighborhoods to live in in Seattle.  Seattle Magazine took all Seattle neighborhoods and suburbs and grouped them together to compare all the great neighborhoods together to see how they measured up against each other. The results?  Shoreline came in at #2 and ranked higher than any other actual in city Seattle neighborhood!  This should make you proud Shoreline!  We already knew that there are great parks and schools here, but did you know the median home price in Shoreline WA is $345,000.  That is a lot of bang for your buck when stacked up against other great neighborhoods! So if you are interested in Shoreline real estate, then come check out this cool Puget Sound waterfront Seattle suburb!

LOAN MODIFICATION HELP FOR HOMEOWNERS IN WASHINGTON   As fear grows that there is no loan modification help for homeowners in Washington, the number of U.S. households faced with losing their homes to foreclosure jumped 32% in just one month last April.  More than 342,000 households, or one in every 374 U.S. housing units, received at least one foreclosure-related notice in April, 2009.  Once the banks take over the foreclosed homes, they commonly place the house for sale at a substantial discount from market rate, and coincidentally continue to devalue the housing market.   [MSNBC, 5/12/2009] Foreclosure rates are now lower than half the country, but unless loan modification help for homeowners in Washington state comes soon, foreclosures may explode in number.  Higher populated areas ...
