Good afternoon all! I'm going out on a limb here. Most of you are probably aware of Amazon's announcement to enter the real estate marketplace. It will be interesting to see what form that takes.I remember when BoA acquired Countrywide Home Loans. I predicted it and was actually interviewed by Inman. Back in the day!Now I think the time is ripe for Amazon to acquire other real estate based entities. Both Zillow and Redfin have a model that Amazon might be interested in.For some, Amazon is the 800 pound gorilla. They definitely understand the current customer and the need for quick delivery. How does that translate to real estate? I don't know but an agent who is savvy online will prosper in my opinion.I say embrace the new  and of course welcome your comments here. Have a great day!

Did Homes in Queen Anne in Seattle Washington Reach $1 Million in Median Price? In the Seattle Times it made headlines: "Million-dollar house is the new normal in one Seattle neighborhood." The writer explained "Queen Anne is the first large Seattle neighborhood with a median price above $1 million, as home prices across the region continue to climb. The Eastside set a record as well."Is this true? According to InfoSparks which compiles data, for residential homes in the 700 area which covers Queen Anne and Magno the median sales price in the area is $901,000 during the month of June 2017. This is an increase of 8.6%.For all property types which includes residential homes and condominiums the median sales price is much less at $725,000:  A look at current listings also does not quite su...

University of Washington Seattle Minimum Wage Study: 6,700 Jobs Lost and Annual Wages Down $1,500Results from my alma mater the University of Washington Seattle minimum wage study are out. For some it's not what some expected or anticipated. I noticed the new kiosks at the McDonald's in the Seattle-Tacoma International Airport awhile ago so the results were not shocking to me:Minimum wages in Seattle increased from $11 in 2015 to $13 in 2016 and $15 in 2017 for large employers. The UW study found that higher minimum wages caused a 9.4% reduction to total hours worked by low-skilled workers.  Given that a full-time employee works 2,080 hours per year, that's equivalent to over 6,700 full-time equivalents who have lost their jobs. The UW study also found that the average low-wage employee ...

Is a Tesla Solar Roof the answer for big Green Return On Investment? I love anything Seattle Green Homes related so I wrote an article about the new Tesla Solar Roofs over on my Rain City Houses blogsite.  It got me thinking that you guys would be a great place to poll what you think about the potential for ROI for putting this system on a property. As an aside, I love this product no matter what and depending on your roof size, it isn't at all necessarily cost prohibitive to consider a Tesla Solar Roof on your home. From a Seattle homes resale point of view alone, I see loads of ROI.  The name Tesla is bling enough to really stir some interest, but the fact that the traditional big ugly solar panels are a thing of the past is a huge boon for the green home building industry.  Tesla Sola...

Real estate update if you are thinking about selling your Madison Park home!Recently Molly and I listed 1803 39th Ave E in Seattle's Madison Park neighborhood.  The seller had interviewed many and we were just two Madison Park Realtors she was talking to. She was a long time resident of Madison Park and fully prepared to list with some of the same Madison Park listing agents that many of her neighbors and other Madison Park residents had listed with historically.  We had to really argue with this seller about why she should list with us and why our expert niche marketing was exactly what she needed in Madison Park.  The "local experts" told her she should list her Madison Park home for sale with a list price of $1,600,000. It was bad advice. A word on "Local Experts" Just because a brok...

Looking For A Seattle Houseboat For Sale? Just in time for opening boat day tomorrow, the Seattle Floating Homes real estate market is finally opening back up  - What does that mean?   There are choices once again.  Not many Seattle floating homes for sale and they are going faster than the speed that boats can travel in Lake Union, but there are some really cool spots to claim your very own piece of the lake! Right now there are three "ACTIVE" status Seattle floating homes for sale in the MLS. This means they are available for purchase. This is a different story already from just two days ago when Molly and I were able to secure the really cool shore side Eastlake floating home that was for sale on the Phoenix dock for an even one million dollars.  The seller of that floating home rebu...
