                          Demand for northeast Seattle’s real estate increases as inventory lessens      This Week:   The median list price in Northeast Seattle (zip code 98125) is $454,750 down from  last week’s $499,900.  Inventory has been lightening lately and the  Market Action Index (see MAI chart below) has been trending up.  These are mildly positive indications for the market.   Check in  next week to see how the  housing market in northeast Seattle  is shaping up.                                                                                                            Median real estate list prices slip slightly in NW Seattle, may be short lived   This Week:   The median list price in northwest Seattle is $799,000 down from last week’s $1.037,000. Inventory is tightening and days-on-market is falling.  The  Market Action Index (see below MAI chart) shows demand heating up.  These are relatively bullish signs for the market.   Average days-on-market (80 days)  down  from last week’s (86 days), asking price per square foot $314, median house size 2925 (sq ft).     Supply and Demand   While the  Market Action Index shows some strengthening in the last few weeks, prices have settled in a bit of a plateau.  We’re  currently in a Seller’s market so pr...

                                        Haller Lake’s real estate  market times increasing The median list price this week for Haller Lake real estate  is $450,000 down from last week’s $464,475. Inventory and days-on-market are both trending higher recently.  However, the improving The Market Action Index (see below MAI chart) implies some increased demand will temper the negative trends. Supply and DemandThe market has started cooling over time and prices have been flat for several weeks. Since we’re in the  Seller’s zone,  watch for changes in MAI.  If the MAI resumes it’s climb, prices will likely follow suit.  If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.                                                                     Price...
