I call it the backside of Seattle and perhaps that’s not so accurate. Yet, if you know Seattle at all you know it lies between Puget Sound and Lake Washington surrounded by hills. If you head up James Street out of downtown and over First Hill you’ll cross Broadway then merge onto Cherry Street and end up above Lake Washington on Cherry Hill or The Cherry as it’s often referred to by locals. As I’ve shared in previous posts, I love driving through the old Seattle neighborhoods. I live in Renton, about 12 miles South Southeast of downtown Seattle at the south end of Lake Washington and I’m always looking for an  excuse to avoid the Freeway (Interstate 5) especially during the morning and afternoon commute times. The story for most of 2013 in Seattle's real estate market has been the lack of inventory.  The number of homes available for sale haven't been nearly enough to satisfy the growing number of eager home buyers. As we headed into summer, we saw the June and July inventory numbers were gaining slightly, but still in the two month range.  A balanced market usually has 5-6 months of inventory, so we were still significantly strained. King County Real Estate, Months of Inventory YTD 2013 As August's stats begin nearing a close, we're seeing a significant jump in inventory.  While these numbers are unofficial and will probably shrink slightly with the late reporting of sales, it appears that we have over 3 months of inventory for the first time this year.
