Lake Forest Park’s closed home sales out pacing previous year Lake Forest Park for the last 3 months has posted increased closed home sales from the previous year.   Sales volume in Lake Forest Park was up 20.1 % year to date in October 2012.  There were 308 closed sales through October 2012 compared to last year’s 246. The median sale prices for closed single family houses in Lake Forest Park came slipped slightly from September’s $298,775 to $293,500 in October. Prices on October’s sales for single family houses were up 17.4% compared to twelve months ago.   Real estate listing for the Shoreline-Lake Forest Park area from January (2012) through October (2012) trail the previous year’s listing by 40.2%. 607 listings in 2012 compared to 1016 listings in 2011.    Lake Forest Park: A tale of two different real estate markets The Lake Forest Park real estate market in 2011 was in perfect harmony. Not necessary in a good way. The listing inventory peaked in February and started, for the most started, trending downward. Along with prices unlike the Lake Forest market in 2012 where it acted more rationally for the first six months, inventory levels decreased creating a shortage driving prices slightly higher. Selling prices reached their high-water market in July 2012 while inventory levels flattened and started sales and prices started to trend downward. With the average sales price at $393k, the highest sales price was $900K and the lowest being $162K. Currently they’re 18 pending sales so we could possible see more closed sales in October. This Week Inventory has been lightening lately and the Market Action Index has been trending up. Though days-on-market is increasing, these are mildly positive indications for the market. Recently prices in this zip have settled at a plateau even though they dipped this week. Look for a persistent up-shift in the Market Action Index before we see prices significantly move from these levels. The properties have been on the market for an average of 118 days. Half of the listings have come newly on the market in the past 57 or so days. Lake forest Park real estate today Home selling prices in the Lake Forest Park, Sheridan Beach and Shoreline communities reached a yearly high watermark in July and since have stayed pretty neutral. Not seeing any large swings up or down in selling price trends.   Currently Lake Forest Park, Sheridan Beach and Shoreline have a wide selection of condos and single family homes for sale. Prices range from a one bedroom condo at $79k to a waterfront home for $3.2M Inventory levels have trending upward since mid-August, which is typically a bit early for this market place. Lake Forest Park real estate taking a breather The Lake Forest Park real estate market is acting pretty typical for this time of year when the market slows down until schools starts than it picks up again for several months before the holidays. Home selling prices in the Lake Forest Park, Sheridan Beach and Shoreline communities  hit a three year  price bottom in February 2012; Since, selling prices have continued to trend upward into mid- July where they have appeared to be leveling off the $328k level.  Housing inventory levels also bottomed out in February 2012 and has gradually trended upward until the the first week of July and has since started trending downward. Lake Forest Park prices sidle up as inventory levels shrink Home selling prices in the Lake Forest Park, Sheridan Beach and Shoreline communities  hit a three year  price bottom in February 2012; Since, selling prices have continued to trend upward into mid- July.  Housing inventory levels also bottomed out in February 2012 and have gradually trended upward until the second week of July where the sold listings were not being replaced with new inventory.
