Covington home sale inventory is the lowest it has been for a year. Currently there are less than 3 months of available homes for sale. Since the first of January there have been 245 homes sell in the city limits of Covington. If a home has a Covington address it is included in these numbers. Currently there are 56 homes  available for sale in Covington.  There are 65 homes that are sales pending and 11 homes that are pending inspections.  There are also 21 homes that are pending short sale approval. The median days on market is 44 with the average days on market 66.  If your house is priced right you should have an offer and be able to close in about 3 months.  That is a pretty good stat! Let's look at Covington WA Real Estate  and the April Homes Sales Report.  How many homes sold in Covington WA in April 2012?   In April 22 homes sold in Covington - same as in March.  This is down 19% from April 2011.     Good new is that there were 43 homes that went to a pending status during the month of April which was an increase of 10 over the month of March and a 19% increase over April of 2012.       The Covington area is one that has a shortage of homes for sale.  These homes were listed at a median list price of $207,948  and sold at a median sales price of $201,200.  The homes were on the market for an average of 38 days at the original list prices and an average of 21 days with adjusted/lowered list prices.   There are currently 83 homes on the market in Covington Washingto... 05/10/2012

There are more homes sold in the area that are located outside the Covington City limits and will be reported in the Kent January stats.
