Prices on sold homes has increased by 9.2% in the last 30 days and 7.8% since the previous quarter. The average sales price for a home in Camas, WA for last month was $665,841.  The Camas, WA real estate market closed out the year with frenzy-level sales activity, fueled by low interest rates and a backlog of buyers. Less homes hit the market when compared to the previous quarter, but the average price for pending and sold homes continued to drive higher. This pricing trend should continue into 2021 as more home buyers enter the market after the holiday season. Camas, WA Home InventoryThese numbers represent the number of New ...

The stars shine brighter here in the country. They really do. The reason? They are not competing with the light pollution emanating from commercial areas,  porch lights, and street lights.  The air smells fresher too. Less traffic translates into less fuel emissions. Plus there are generally more trees around. Trees are remarkable air filters working to remove carbon dioxide and other gases from the air we breathe.   It's generally quieter in the country. At our rural home in Camas, Washington, we enjoy listing to the sounds of the Little Washougal River, especially in the fall and winter months when the rains bring higher water levels. Wind moving through the leaves of trees is also pleasant sound to hear. It has its own word too - psithurism. We can hear it through our windows, and of...

Closed Unit-Home-Sales Turning Down for the Season; With Sales Prices Eking out Another Recent New High for Camas WA in November 2020 As we head into the Winter Season, we are starting to see a decrease in Homes Sold; but, with Home Loan Interest Rates so low, and a scarcity of Active Inventory, Home Sales Prices will continue to have strong support and perhaps gains.  Baby it's cold outside. We're waking up to a frosty 32 degrees this morning at our multigenerational home in Camas, Washington. It's hard to believe we are just a couple of days away from December. There's still left-over turkey in the refrigerator, but we needed a break and ate cauliflower crust pizza for dinner last night.  Tonight's meal is still up for debate. Mom eats her meals with us Sunday, Monday, and Tuesday nights. Wednesday through Friday, she eats with my sister and brother-in-law. Saturday used to be the night to eat out, but now, due to closures, she switches between our homes each week. Last night, she was with Cheri and Bob.  We're trying to help out the local eateries and order take-out on most Saturday nights. It's a fun change from the usual.  Last week, we ordered ...

We love knowing sweet gum trees  grow well in the Pacific Northwest. Also known as Liquid Amber (liquidambar styraciflua), the trees are beautiful. The leaves resemble a maple leaf, but are more deeply lobed and star-shaped.  Due to a recent change, our own sugar gum tree has taken center stage in the yard this year.  Last month, an arborist determined that our Mimosa tree, which was located near the sweet gum,  was diseased and recommended removal.  His concern, the possibility of spreading disease to the other healthy deciduous trees on our property.  Therefore, we agreed, and the tree was removed.  We were happy to discover a pleasant upside to losing the tree - opening up the yard and gaining a new view. Yesterday, our elderly mother walked out to the front porch and exclaimed in j...

Heinie Warmer for the Winter Months We have native, year-round Anna's hummingbirds living in the woods at our rural home in Camas, Washington. For several winters, we have used a heated feeder to make sure the tiny birds have a reliable source of nectar when the temperatures drop. Otherwise, the nectar freezes and the birds can't drink. Unfortunately, we've had bad luck with the feeders leaking.  After replacing the first one, and having the same problem, we decided to explore other options.   The one that caught our eye is called the Hummingbird Heinie Warmer.  Admittedly, it's a bit of a curiosity during the day, but as the daylight fades, it comes to life and gets prettier and prettier. The string of C7 lights gives off enough heat to prevent the nectar from freezing, and give cold b...

I, Debb, am beyond thrilled to have our San Francisco grandkids back in the area. Some days, I'm just giddy. This weekend, I was giddy-up! This is 12-year old Skyler. She is taking riding lessons from a beautiful place in Sherwood, Oregon, called Rolling Rock Farm. It's about a 50 minute drive from our house in Camas. I know very little about riding horses, but this Oma thinks she looks like a natural in the saddle. By the way, this is only her third lesson. Thanks for indulging me.

Not sure why I'm surprised. This year has been filled with unusual happenings. This Halloween morning, I (Debb), attempted to get a quick video of the soon-to-appear full Blue Moon. Afterall, they only appear on October 31, every nineteen years.  Even though this moon shot was taken this morning, once I got the video into editing, strange things started appearing. Please tell me you see them too, otherwise, I'm in big trouble.   However you spend the day, we both wish you a very Spooktacular one.

Camas Home Sales Report In spite of the COVID-19 shutdown, home sales in Camas are brisk. Pending sales last month were up 6.2% over last year at this time.  There were 80 closed sales and overall inventory in Clark County is still low at 1.6 months. Even with more new homes coming on the market, prices continue on a steady rise. The annual percentage increase in sales price was 7.5% for the month. This bodes well for sellers thinking about putting their home on the market.  Even fall and winter months are good times to sell. Camas offers a small town atmosphere with close proximity to city amenities and services - all without the traffic jams! You can find rural estates, classic bungalows, waterfront homes, and homes with views. So, ask for it - we've probably got it. This historic tow...

Defends With Benefits - A Simple Solution With Bonus Rewards   This is a follow-up to last year's "Lions and Tigers and Pears - Oh Deer!!" in which furtive wildlife trash our best-laid plans.   In Summary: we spend a lot of time every spring pruning, fertilizing and spraying the multiple fruit trees around our property. We even did a video tutorial on proper pruning and spraying - for "maximum fruit". That term is in quotes because, in spite of diligent husbandry, all the fruit mysteriously disappeared overnight!                                                   BEFORE                                            AFTER  We discovered that our local deer family had a wonderful late-night snack at our expense. Every bit of fruit disappeared! Rural Living Comes With Natural Consequences You...

State Ranking of Multigenerational Homes - The Top 10  Bernie and I really enjoy keeping up with the latest news about Multigenerational homes and lifestyles. After all, it is one of our real estate niches. As agents who have lived in a multigen home for 15 years, and have specialized in selling them for well over a decade, we certainly have a passion for it. Therefore, we were pleased to find this recent online article about the ranking of states with the most multigen households written on Stacker.com.   It opens with the sobering reminder that Covid-19 risks increase when different age group live under one roof. This is especially true for older generations, or medically vulnerable. For this reason, we have taken exceptional precautions to protect our 93-year old mother, including a ...

Lighthearted Lesson in Legendary LegumesBeans are the Rodney Dangerfield of the vegetable world - they get no respect. From campfire songs (c'mon, admit you know it - "Beans, beans are good for your heart...") to campfire scenes (Blazing Saddles anyone?), legumes have been the butt of juvenile humor for years. So unfairly maligned, yet they are the unsung rock stars of nutritional and culinary history.Legendary LegumesLegumes, or Fabaceae, have been a revered food in civilizations from Egyptian royalty to Ancient Greece, plus some 20,000 years of Eastern culture. Valued for their high nutritional value, they are also one of the earliest staples and cornerstones of human survival.  It is edible as both a fruit pod (e.g. green beans) and a dry seed (e.g. soup beans), which can be stored f...
