Father Daughter DanceAhhh - the summer weddings! We went to the wedding of one of our dear friend’s daughters. It was outdoors, late summer, in Bothell Washington. The weather was perfect. The wedding was beautiful. When the wedding was done, the reception started off with a father daughter dance. They played a song that I loved when it first came out, and it still brings a sigh and a tear when I hear it.Here, for your enjoyment, is the father daughter dance.   Broken Dreams“I lost cell phone connection with you.” It was my son-in-law.“No, I hung up. I had to regain my composure. I was crying again.”“What’s going on?”So I told him the story.I had just come from the house. When I drove up for our appointment, the former owner was there, sitting on the front step. She was huddled in a ball, her head down, hugging her knees. As I walked up to where she was, I could hear her crying... Uncontrollably.“What did you do?” my son-in-law asked.“I knelt down beside her, wrapped her in my arms, and cried very genuine tears of sorrow and grief with her.”When we were done with our cry, she started telling me how she had come over 12 years ago from China. How it was her dream to own her very own house. How, 4 years ago, she was able to buy a brand new hous...

A TRIED AND TRUE FORMULA FOR HITTING YOUR TARGET!      SOME OF US ARE MORE SUCCESSFULL THAN OTHERS! Did you ever wonder if there was a tried and true formula for success? I don't mean a theory or just someone's explanation of how they got successfull but an absolute "I GUARANTEE IT" formula that absolutely cannot fail. Well I may be going out on a limb but I promise you there is! The ingredients are simple enough. A specific written down description of exactly what you want out of life is the key!!  There are so many different ways to describe your goal or what "SUCCESS" is to you that a clear concise definition written down on paper is an absolute must.      You should be familiar with the answer to the question "What is the shortest distance between 2 lines?" It is of course a strai...

Are you at the risk of losing your home?  Are you behind in mortgage payments?  There are many reasons to be in this place.  Losing a job, illness, divorce or not being able to refinance.  Nobody wants to be in this situation and in many cases it is not their fault.  Nobody plans on losing their job, nobody plans on getting ill or divorced.  Nobody expects they can not refinance...  AND nobody expected the market would go down like now!  Often times, people in this situation are a bit too embarrassed to seek help and clueless as far as where to start...  As I wrote in my previous post, my neighbors abandoned their home a few weeks ago because the rumor says they could not afford to live there any longer.  If you happen to be one of them, please know you are one of a million people.  If ...

I found out a couple weeks ago that one of our neighbors abandoned their home.  The rumor was that they might have had one of those 3 year ARM loans when they bought the property and either they could not refinance or the husband might have lost his job...   Nobody knows what happened to the family.  All we know is one night, there was a truck on their driveway and they were loading their belongings and nobody saw them since then.  Nobody knows where they are.  I am sure there must be a reason why they had to leave, but how do they explain to their teenage kids what they are doing....   I wonder why they did not try to do a short sale when they were behind in one or two mortgage payments or why they didn't file for bankruptcy?  Why did they run away?  There are so many 'whys'...  I wond...

FORECLOSURES AND FALLING HOUSE PRICES, WASHINGTON   Foreclosures are continuing to rise across Washington with no end in sight, and according to Barclays Capital, U.S. foreclosures will peak in the second half of 2010 with home prices continuing to decline through the end of that year.  According to S&P/Case-Shiller, U.S. home prices have dropped 33 percent since July 2006.  Amidst a growing number of discounted foreclosures, homeowners attempting to sell their homes are finding themselves trapped in a losing situation.  If the current trend continues, 2009 will become the lowest year for new-home sales since the Census Bureau began taking records in 1963. According to Michelle Meyer, an economist at Barclays Capital in New York, "Home prices are likely to continue to fall, albeit at a ...

OBAMA PLAN AVOIDS FORECLOSURES IN WASHINGTON With a loan modification under the Obama Plan regulations, Washington homeowners have a greater chance to avoid foreclosure than was ever possible.  As most have seen in the news, a great number of changes have occurred in recent months which have impacted American homeowners.  The "Homeowner Affordability and Stability Plan" is part of President Obama's strategy to help the American economy and housing markets get back on track.  The Obama plan will save up to 9 million families from foreclosure with a loan modification or by refinancing their mortgages in order to avoid foreclosure, indirectly helping all Washington homeowners.  Responsible homeowners on the verge of defaulting are now able to find help in the escalating housing crisis.  As...

I encourage my sellers to stage their home before listing.  I don't mean to say the kind of staging you see on HGTV shows.  It is very important to make your home as 'sellable' as possible to potential buyers.  A well staged house can sell quicker and tends to sell at a higher price.   I personally like to hire a professional stager when I list a property.  I have a BA in Interior Design, so I can do it for the sellers, but I've found it is easier if a professional stager steps in and suggests to the sellers what needs to be done before listing.  Sometimes the sellers may take our advice personally and it could effect our relationship.  I think in many cases the sellers are  more willing to change things when a stager suggests some changes because the sellers know that those stagers are...

Bothell HS Graduation will take place on June 10, 2009, at 7:00pm in the Bank of America Arena (Hec Edmundson Pavilion) at the University of Washington.  The senior students have only a couple days till graduating.  They must be very excited and proud.  I am sure all of them are ready to enter an 'adulthood'.  They all are going to leave their familiarity and go to different directions.  I am very proud of each one of them.  We are a proud Cougar family.  My kid is not graduating yet but we know some awesome seniors at BHS and thought to announce the graduation information.  Congratulations, Bothell HS Class of 2009!  The whole Bothell community is proud of you!  If you want to know more about the graduation info and/or BHS's info, go to http://schoolcenter.nsd.org/education/school/scho...

This is exciting.  This graph is zip 98012 (Bothell/Mill Creek), price range of $400K~$599K.  As you can see, Pending in April went up almost double from March.  The ratio of Active/Pending is now just about 5:1 which we consider as neutral.  The interest rates are still good.  So if you are on the fence about selling your home, talk to your real estate professional!  We are always here to help!    This representation is based in whole or in part on data supplied by the NWMLS.
