When you have done everything right and your seller knows it, try letting the listing expire.  We had seen four offers, and been under contract one time.  After it bounced out of contract, we reduced the price and were now the lowest priced home in West Bellevue.  The home was remodeled nicely, there were two bedrooms and one bath--these limitations provided just enough hesitation that most buyers couldn't bring themselves to write a good offer.  The kitchen and bath were nicely upgraded, the hardwood floors were refinished beautifully.  There was a detached one car garage, a nice fenced in back and front yard.  The home was 10 blocks to downtown Bellevue, and on the busline.  It was a perfect condominium alternative. Inventory was tight, yet the offers weren't refective of this.  So, w...

Today we are showcasing a new construction home listing near downtown Bellevue at 10706 SE 10th Street. offered at $999,950.  The new home is a pre-sale offering by Madrona Custom Homes, a builder that has recently come on the scenes.  Peter Strandell is the principal of Madrona Custom Homes, based in Bellevue, WA.  The home will feature four bedrooms and 2.5 baths but could be tweeked to accomodate specific needs.  The offering price would need to be adjusted for changes to the plan.  We anticipate occupancy by year end.  This is the lowest priced new construction offering in West Bellevue at this time. Home purchaser must come to the project with the ability to cash out the land in the short term, and float their construction loan to completion. Enatai is a hugely popular neighborhood...

Don't be scared to turn out, ghouls and ghosts are out for the day! We've got kind of a soggy weekend going here, but people in Seattle and across Lake Washington in Bellevue are used to the rain, after all, this is home to Active Rain!  Hope to see some neighbors and buyers stop in to see this efficient and all spiffed up, remodeled rambler.  This owner has gone all out to make it right for the next owner.  During this ownership, a garage and roof were added, and just last month the kitchen, bath, hardwoods, electrical and plumbing were all redone!  This is a pre-inspected home, and it comes with warranty by the remodeler.  So, if you want to be within 10 blocks of Downtown Bellevue, and two blocks of Bellevue High School (great academics, and the most dominent football team in the 3A...

There really are affordable homes in Bellevue.  Some day the NWMLS is going to recognize Bellecrest in their listing input as a neighborhood, but until then homes listed there are closely identified with Enatai or Beaux Arts, a little further south, or Surrey Downs, alongside 112th Ave. NE and flanking just east of Bellecrest.  Because it is so close to Downtown Bellevue, sometimes they are identified as being in Downtown.  The best way to describe how Bellecrest is defined geographically, is to trace the corridor of 108th Ave. SE from Main Street to where it joins Bellevue Way SE at the local Chevron station.  Those homes that adjoin this 25 mph street, and those immediately surrounding Bellevue High School just south and east are included in this neighborhood of 185 households.  Bell...
