Seattle Homes and CondosWhat's up in the Seattle home market in 2024?  Basically, the answer is everything.  Prices increased, the number of sales did too, and even Seattle home inventory has increased over 2023.  To get a little more broad, let's look at King County where Seattle is located.  In 2024 the median King County home price was $950,000 which was an increase of nearly 8.5% from 2023.  Condo prices saw similar gains with median prices up over 8%.  The number of close sales were up as well with nearly an identical percentage for both homes and condos: both up nearly 8.2%.  Inventory rose in 2024, but not enough to have prices go down.  We still have tight enough inventory to be considered a seller’s market by traditional indexes.Seattle Luxury Real EstateThe luxury market was e...

Couldn't be more excited this morning. "Why?" you may be wondering. Let me tell you.Monday I filmed a clips at our latest property for sale - development opportunity in downtown Marysville - and it has been well received across multiple platforms. The video was first published on YouTube (video is below), personal Facebook page, then TikTok (huzzah for no ban), and today will be Instagram.The 24hr performance of the video is as follows. YouTube: 417 views and 5 likes Facebook: 454 views, 33 likes, and 2 shares Tiktok: 109 views and 2 likes That is a fair amount of views, for my little channel, to have with a short, vertical form video. It's Real Estate Business Planning Season This time of year, I can hear the rustle of new business planners, the click of gel pens getting ready to jot down long to-do lists, and the mouse clicks of shoppers on Amazon finding new organization systems. Planning for a new year is exciting! Essentially, we get to wipe the slate clean and begin again - for agents who didn't have a great 2024, this is a welcome thought. But I have another perspective to consider - the real estate agent who needs to do a minimum of business planning every year. Why? Because they have their systems dialed in. Personal Self-Discipline The single most important trait a real estate agent has to master isn't great selling skills, it's not being able to show a house, and it's not being able to do a great listing presentation. Don't get me wrong, all these things are useful skills that will improve your business. The single most important trait is personal self-discipline. We get in our own way, preventing our own business from growing. We don't have systems that are working because we are missing the personal self-discipline to create them, engage with them, delegate them, and more. Last Friday was a big day for us as it marked the start of the roof tear off and installation. Friday's was decent yet the weekend's weather was rain, rain, and more rain which created stress because only the roofing underlayment was installed. Klim Roofing & Construction, our preferred roofer, ensured us it was dried-in and would be fine and they were correct.Then Monday came and along with it, lots and lots of wind. Across the area, gusts of 60+mph were reported yet without a weather station my guess was upper 40s to low 50s at the house. Klim sent the crew out and made sure the underlayment was in good shape, again it was, and with much jubbilation the roofing material arrived later that day. The Fed's Interest Rate Cut Caused an Increase in Pending Sales; and a rather Large Increase this month in Prices Too! For the past couple of years it has been clear that the prolonged higher level of home loan / mortgage interest rates has caused about a 1/3rd decrease in transaction activity for resale homes in Vancouver WA. With the rates coming down in response to the Fed's Rate Cut, we see, as expected, an increase in activity as measured by a much higher level of Pending Sales for this month.
