Knowledge is the Power for Your Freedom to a Worry Free Home!   The discoloration of wood by staining fungi happens just about exclusively in logs and very freshly sawn lumber. As a precaution, rough lumber is often dipped in a fungicidal bath right after sawing. This is also called sap stains these fungi are most troublesome in softwoods, black color commonly called blue stain. Now in hardwoods, staining fungi just may create a blue or even a brown hues. The stains result from dark hyphae that permeate sapwood in search of stored starches and sugars. You can also spot inactive blue stain in doors alot of times, millwork and other pine products. Active staining fungi will sometimes discolor the bottom rails and the corners of pine windows that are kept wet...

The next step is to inspect the exterior of the home. I use a macro and microscope approach to look at both the big picture and all the details. I then move to the inside of the house, and s...

Knowledge is the Power for Your Freedom to a Worry Free Home!   Stopping Mildew The spores of mildew, and it's odor inside of your home can vert well trigger allergic reactions. Fortunatel, ridding wood in your home of mildew is easy. You will first need to do a test to see if the splotches are really mildew or are they plain dirt. Place a drop of household bleach that contain sodium hypochlorite on the suspected area in your home. The dark color of mildew will fade in a minute or so. If it's only dirt it will go unchanged. If the stain has been determined to be mildew, now clean the area by sponging or brushing the surface with a solution made of one-third cup of household detergent, with one or two quarts of household bleach, and two or three quarts of warm water. You can als...

Knowledge is the Power for Your Freedom to a Worry Free Home!   The foundation walls, piers, posts, and all wood support framing in any crawl space area should and needs to be inspected, by your Home Inspector for deterioration, structural deficiencies, and evidence of water seepage. Your Inspector should pay particular attention to the wood framing members, they are very vulnerable to rot anddecay, and to Carpenter Ants and Termite Infestation.  Crawl spaces need to have some type of ventilation. If the exterior foundation is solid, it's normally done with using adjustable louvers spaced every few feet in the wall. The head room of a crawl space really varies from almost nothing up to the height of a full basement. There should and needs to be a vapor barrier on the ground of ...

Knowledge is the Power for Your Freedom to a Worry Free Home!   I have always told folk's not to ever go into a basement that has flooded. The very worst basement that I've inspected was also the most dangerous one I had ever goen in to. I could see there was water on the basement floor as I entered it. The water was very visible. But I went against the very advice that I give folk's and walked right on in. It looked like the leak was coming from the other side of the basement, so I walked on over, and splashing water as I went over to see what the problem could be. The one thing that I could not see was a botched splice on a water line behind the refrigerator upstairs was sending water down the wall and it was pouring right into the top of the service panel and right out the bot...

Knowledge is the Power for Your Freedom to a Worry Free Home!   You may ask if there is a way a Home Inspector can determine if the moisture that he or she finds is from seepage or from conensation. The answer would be yes, your inspector could tape a small mirror, plastic, or even some aluminum foil to the surface of the foundation of the home, ether the inspector or the client can go back to the home several days later to see if there is any moisture on the surface of the material or under the material that was use for the test. Now if the moisture is between the material and the foundation wall of the home, then the moisture is most likely seepage. But if the moisture is only on the surface of the material then it very likely condensation.   This posting and the contents th...

Knowledge is the Power for Your Freedom to a Worry Free Home!     You just maybe wondering, how much time it takes for the basement inspection, by your Home Inspector. Will it really depends on a lot of things. Like the extent of the basement area (the overall size of it), how much difficulty there is to moving about in the basement, the amount of and the type of equipment there is, if there are any crawlspaces that also have to be checked, there is always the thing with how accessible the home owner has made everything, for the inspection day of the home. In all reality it could very well take your Home Inspector anywhere from an hour or more to complete the basement part of the inspection. I would also like you to know if it only takes your Home Inspector 15 to 20 minutes...
