  Top 2 Picks From the Barre Caravan   First, there’s no better way to stay on top of the inventory of homes for sale in Barre than by participating in the brokers caravan. In two hours today, a handful of us went through nine houses.   Of those nine homes for sale in Barre, here are my top two picks. Let me also say that “top” can mean a lot of different things. Today it means the ones that I thought were the best values and gave me the warmest of fuzzies. That’s a technical term, by the way.   #1  9 Trow Avenue in Barre City. The Barre Brokers Caravan was on Tuesday, and there was a full docket of houses. Sixteen, to be exact. Then, of course, Charlie Clark and I added one more--a new listing that he has on Richardson Road. But I digress. The sixteen houses in Barre (City and Town) comprised a wide range, everything from reconditioned 1900s houses with classic woodwork to a high-end log home with dynamite views and an elevator for $725,000. My picks as the favorites, or maybe as the properties that got the most interest from the Realtors who came through are the following:   5 College Street--this early century house has gorgeous woodwork, great built-ins, and two levels of deck/balcony. There were some great properties on the Barre real estate caravan this morning.  In all, we saw eleven homes for sale in Barre City and in Barre Town.  As you might expect, there were some fixer uppers, some that could use a little cosmetic help, and some in mint condition. There were properties within walking distance to Barre, and properties that have a few acres. As a purely subjective exercise, here are my three favorite homes for sale in Barre that were on the caravan today. 44 Berkeley Street makes the list because it’s a classic house. $5000 for Buying a House in Barre? Oh, the rumor mill is spinning today.  The latest real estate gossip is that Mayor Lauzon of Barre is proposing offering a $5000 incentive for people buying houses in Barre.  It's a rumor, so there aren't a lot of details.   It sounds as if it may be slightly different than the first time buyers tax credit that the federal government had in place earlier this year. Instead of a tax credit, this would be a $5000 when the property is purchased.  As a former financial planner, my advice is always to not let the tail (taxes) wag the dog (smart financial decisions).  But, if anyone's on the fence, five grand might make a difference.  Or, if someone wants to buy a home in Barre, but are struggling to come up with a down payment and closing costs, $5000 might...

I suppose there are places in the country where all the houses are the same, and where all the houses kind of make sense.  What fun is that?  I had the pleasure of touring a few homes for sale in Barre today.  My favorite adventure was for the one on Beckley Street.  Spacious house, spacious yard, just need to get rid of the carpet and some of the religious schwag (I don't mean to offend, but I felt like I should genuflect and drop an envelope in a basket).  Ok, all the saints aside, the best part was how I had to get into the basement. The bulkhead door was locked.  But, of course, there was an 18" by 18" hole cut out of a closet floor, a hinged trapdoor, a step notched into the foundation wall, and a rickety table strategically set ...

The Barre Recreation, Sport, and Home Show is just about to get under way.  This year, there's a different set of vendors and displays, which could really be interesting.  Onion River Sports is going to be there, evidently with a climbing wall for kids (and maybe Realtors??).  There will also be various boat dealers, camper/RV dealers, and other sporting goods stores as well. The Barre Recreation, Sport, and Home Show is at the Barre Auditorium (The Aud) Wednesday, Thursday, and Friday from 5:00-9:00.

All of a sudden, a couple of very nice homes for sale in Barre have gone under contract.  I'm talking in the $400s.  And this is on the heels of a March in which there were ZERO sales in Barre Town. Could this mean that buyers are finally taking advantage of the repressed prices, and buying value?  I've said it before, and I mean it:  there are some gorgeous homes for sale in Barre.  It's about time someone pulled the trigger and put a couple under deposit. I'm seeing more and more buyers who are considering floorplan and room layout in their decision making.  For example, a home for sale in Montpelier may have three bedrooms, but the master may be on the third floor, and the other two on the second floor.  That could work out just fine...except that many families with young children may not want that. Or there may be a large yard, 3 bedrooms, and no dining room.  Large yard and 3 bedrooms works great for a growing family.  But without an eat-in kitchen, the lack of a dining room is a tough pill to swallow. Three Things I Love About Barre I was just reading the Times Argus-gotta love the occasional relaxing Sunday afternoon when both girls are down for naps-and it made me think about some of the things I love about Barre. Top ten lists are passé, so I'm not doing one.  But here are some things I love about Barre: •1.        LACE (Local Agricultural and Community Exchange)-This is more than a café, more than a store, and more than a storefront.  The owner, Ariel Zevon, is a dynamo.  She's made it her mission to reconnect people with locally sourced food, crafts, and people.  It's also become a focal point for the community; a gathering place, and, I have to admit, it feels a little like the headquarters to the Resistance.  Plus, they have very good coffee, and my daughter loves the dried fr...

Barre Vermont Main Street Renovation Nothing's official, but the city council has decided to ask voters for $1.7m in bond revenue to renovate Main Street in Barre, including updating the 100 year old municipal sewer system. 100 years old?  Seriously?  Turns out that in 1982 failures were discovered.  For the past almost 30 years, then, the city has had to patch up what needed patching, and hope everything else continued working.  100 years.  I'm scratching my head a little that it's taken this long, but I'm also proud of Barre for taking the plunge to get the project started.  Downtown Barre deserves a little love.  The proposal is to upgrade the sewer and water lines, as well as fix sidewalks, landscape along Main Street, add bike racks, and just overall spiff it up.  Good for Barre! Why I Love Barre Homes I just saw a flat-out beautiful home in Barre.  Custom cherry cabinets, granite countertop and backsplashes, maple flooring, BIG views all the way to Camels Hump. It blows me away that a house like this can be had for less than a half million.  There's nothing wrong with the house--everything's just in great condition. And I'm contemplating going on a personal crusade to stoke the fires of Barre real estate.  If I were looking for sheer value, I'd definitely want to think about Barre.  This isn't where I go off and say that it's a perfect town, and only a fool would look anywhere else.  All I'm saying is that there are some gorgeous homes for sale in Barre, and they're within the price range of a lot of buyers. I've always been kind of an eye roller when it comes to mission statements and guiding principles.  I understand the value in taking the time to craft and refer back to such thematic guides, I just feel compelled to eye roll (at first) at the silliness.  You have to admit, there's something a little silly about pledging to be "honest" or to be "customer oriented".  But this weekend, I stumbled upon what, even as a skeptic, I think is a pretty good guiding principle. I've been working with a very patient couple who are buying a home in Barre, VT.  They found a short sale that they just outright loved.  Cute house, good shape, plenty of space, safe neighborhood, and a good price. They're pre-approved, they're good buyers. Except that the lender--Bank of America--has just told us that they're running six months out to close!  Six months!  That's once it's under contract.  I've always been pretty good at seeing the issue from the other person's side, but I'm trying to figure out what might take our friends at BOA half of a year to accept a contract, push it through their company, and get it off the books.  I get that there is a lot of paperwork.  I get that there is a lot of regulation.  I get that no one there really has a personal stake in the succes...

Today was the unveiling of the newly "staged" listing on Woodland in Barre.  It wasn't really staged so much as I spotted the owners a staging/interior decorating consultation. I had the highest priced listing on the Barre Caravan today, and the highest by, what, $50,000?  Knowing that, I was concerned about the feedback I'd get from the other agents. But I shouldn't have worried.  As they came into the house, they fell silent.  I watched them look around and get little smiles on their faces.  People lingered.  Agents talked about how bright, how cheerful, how clean, how open the house looked.  Now, the house looked pretty good to begin with, but I'm sure the staging consultation really helped put the icing on the cake. 10 new listings might not seem like a lot in some markets, but here in Barre, VT it's a good showing for December...in what's supposed to be a down year. The Barre Caravan is the second Tuesday of each month, and is a wonderful opportunity for sellers to have their houses showcased and previewed.  They have to be new listings (and switching from one agency to another doesn't count--nice try!), although if a house has been off the market for some time, and comes back on, it can be on the caravan. It's a chance to have many of the local agents come through, hear about how great the house is, get feedback, and--dare I say it--get some buyer activity.
