For Hampton Roads the answer is yes.  Our area is 87 out of 100 top metropolitan markets, based on the percentage of households with foreclosure filings.  Our rate here is less than one half of one percent-.361 to be exact.  This well behind Stockton, Ca at 4.8%, Detroit at $4.9% and Las Vegas at 4.2%.  Just another reason to refer your people to the Virginia Beach Area.http://www.geneallen.com/  Come and see ALL the Homes for Sale in Virginia Beach, Chesapeake, Norfolk, as well as the rest of Hampton Roads.  This site is updated daily with new real estate listings, pictures and other information vital to your home search.Google gene allen

Cape Story by the Sea is a neighborhood located in the northeast part of the City of Virginia Beach.  It is bordered to the east by Cape Henry Shores and First Landing State Park, to the north by the Chesapeake Bay, to the south by Long Creek and then Bay Island, and to the west by Great Neck Road.  It consists primarily of single family homes, with some duplexes, duplex condos, and at least one small (bay-front) apartment building.  There are still a few vacant lots as well.  Cape Story began to take shape when lots were platted in the early 1950s and marketed by Ewing Nusbaum Hutcheson Realtors.  Buildable interior lots could be bought for around $200, yes $200.  The bay-front lots were much more expensive at a whopping $700.  This was 1951, and demand was not high.  That would soon c...

My first born is finally back for her spring break from her first semster away in college. This is the longest time we've been able to spend together sine she left in January. Before now, our encounters were brief;usually pertaining to lots of money and lots of laundry. Although I miss my babygirl dearly, I'm glad she's out of the house and on her own. Since she's left, her grades have improved drastically, our relationship has grown, and believe it or not, she's even more spirtual. She's even called me a time or two to make sure I've done my devotions. Last semester she attented a school near home and commuted back and forth to school. She hated the fact that  I made her stay home her first year. I told her she wasn't ready to be on her own yet, knowing it was me that wasn't ready to ...

Well not really but they are changing names.  Apparently the Virginia Beach based Resource bank was bought by Fulton Financial Corp four years ago.  Fulton is based in Lancaster, PA.  The new name will be "Resource Bank, a Division of Fulton Bank"  The sign-age should start going up in March.    http://www.deniseallen.com/  Come and see ALL the Homes for Sale in Virginia Beach, Chesapeake, Norfolk, as well as the rest of Hampton Roads.  This site is updated daily with new real estate listings, pictures and other information vital to your home search.Google deniseallen

It looks like the Army Corps of Engineers intends to approve a marina on Back Bay.  This can't but hurt the Back Bay area.  Anyone who has been around a marina knows they are like a giant gas station without toilets.  The Back Bay facility will include finger piers, floating docks, a concrete boat ramp and shoreline bulk-heading.  The marina would serve a nearby condo complex.  No environmental groups or city officials endorse this plan.  There are still several hurdles to overcome but with the Corps behind the marina, it looks like it may get built.http://www.deniseallen.com/  Come and see ALL the Homes for Sale in Virginia Beach, Chesapeake, Norfolk, as well as the rest of Hampton Roads.  This site is updated daily with new real estate listings, pictures and other information vital to...

Here's one I had not thought of.  The landlord stripping his house (your house) of everything in sight while you are still living there.  This is the dark corner of the foreclosure business and is becoming more common.  Homeowners stripping a house down to where it is not really livable.  They are even taking the outside cooling units with them and the kitchen sink.  This is really crazy.  It not only hurts the bank but it hurts the area around the homes as well.  The houses become eyesores, take longer to sell and sell at a discount.  Hopefully this round of foreclosures will stay out of Virginia Beach like it has been. http://www.geneallen.com/  Come and see ALL the Homes for Sale in Virginia Beach, Chesapeake, Norfolk, as well as the rest of Hampton Roads.  This site is updated daily...

When I was a senior in high school most of my classmates took a senior trip to Florida.  I went with my French class to Paris France.  It was Easter Sunday and a couple of my classmates and I decided to go sightseeing.  We headed to the metro to try and find the Eiffel Tower and some of the other famous French attractions.  While on the metro we decided not to exit, as we had time to spare and we decided to continue riding to the end of the route and make our departure on the way back.  At the last stop, the few remaining passengers got off. When these people noticed we were still seated, they began banging on the windows- (my friend remembers them banging on the windows-  I don't remember the banging- but she may very well be correct) and making WILD hand gestures to obviously warn us...

This guy is 4 feet tall and has a wing span over six feet and is thriving here in our area.  In fact it seems to be everywhere.  I was at Rudee Inlet the other day and there must have been thirty brown pelicans hanging out.  They wait for the fishing boats to come in and try to feast.  They certainly are impressive when you see them plunging headlong from the air into the water and rising with a mouthful of fish.  The pelicans are on the states' "species of concern" which means they have no legal protection but the state monitors them.  They are mostly timid creatures and if you can get close enough they make click and clack sounds.  The babies make hissing sounds.  http://www.geneallen.com/  Come and see ALL the Homes for Sale in Virginia Beach, Chesapeake, Norfolk, as well as the rest...

Apparently no one in the legislature has much interest in letting our cities police themselves in regards to smoking.   Four bills were put to sleep this sessions.  Several cities in South Hampton Roads wanted to put a stop to smoking in restaurants and bars.  As it is, only Norfolk has the power now.  They passed a ban but are now thinking of backing off the ban in bars.  We'll see how that works.  Personally, I like it when I don't have to be around smokers and don't visit bars because of that reason.http://www.deniseallen.com/  Come and see ALL the Homes for Sale in Virginia Beach, Chesapeake, Norfolk, as well as the rest of Hampton Roads.  This site is updated daily with new real estate listings, pictures and other information vital to your home search.Google deniseallen

I haven't seen it in our area yet but I read about places that are offering to have the buyer spend the night in the home they are looking at.  The idea is get the buyer comfortable with the house and the surrounding area.  Kind of like test driving a vehicle I guess.  Any one had any experience with this?http://www.gene.com/  Come and see ALL the Homes for Sale in Virginia Beach, Chesapeake, Norfolk, as well as the rest of Hampton Roads.  This site is updated daily with new real estate listings, pictures and other information vital to your home search.Google geneallen

A couple of days after a listing presentation, I received an email from a prospective seller asking my thoughts on flat fee listing into MLS. A soon to be Retired NAVY SEAL and a savvy consumer, he is doing his research before he decides how he wants to proceed with the sale of his home. Here is my response to his question:    You are correct I don't recommend FSBO homeowners to pay the flat fee to list on MLS.  There are several reasons why I don't recommend doing this. •1-    Homeowner is agreeing to pay a buyers agent to basically work against them.  The buyer's agent is working for the buyer and they are going to write contracts to protect THE BUYER... agents are going to use their knowledge and experience against you.  •2-    You hire a professional Realtor to work on your behalf a...

Location, location, location. That seems to be one of the biggest attractions of The Reserve at Tarleton Oaks, a newer condominium complex in Virginia Beach. The community of 148 homes was constructed in 2002 on Kempsville Road next to City View Park. The area is right at the city's border with Chesapeake and is sandwiched between Greenbrier and Kempsville. Just a few miles away is Greenbrier Mall and the numerous other retail stores, restaurants, banks and grocery stores of the Greenbrier area. Interchanges leading to several of the area's highways are also just a few miles away. People wanted to be in that area and that is why the Dragas Companies of Virginia Beach decided to develope the site.  With resale homes selling briskly, it seems buyers still want to be in the area. The site ...

Virginia Beach just released its 2007 Crime Report.  It shows that crime is the lowest it has been in nine years.  Credit that to the police department which is apparently arresting the bad guys left and right.  Virginia Beach has been ranked among the safest cities of its size based on crime statistics from the FBI.  It looks to continue that trend.  Chief Jake Jacoks Jr. is sure to be pleased that the overall crime rate continues to decline, especially violent crime, which took a 12.5% nosedive.http://www.deniseallen.com/  Come and see ALL the Homes for Sale in Virginia Beach, Chesapeake, Norfolk, as well as the rest of Hampton Roads.  This site is updated daily with new real estate listings, pictures and other information vital to your home search.Google deniseallen

You can stop the faxes, you can stop the phone calls and now you can stop the junk mail.  Could you imagine how many trees can be saved or how much fuel can be saved by not having all this junk mail delivered.  You can cut down on pre-screened credit cards, spam and catalog items.  All you have to do is contact the Direct Marketing Association (DMA).  They run the Mail Preference Service.  Go to http://www.dmachoice.org/ and opt out-if you are brave you can even opt in on a particular companies mailing list.  It is estimated that each home gets about 41 pounds of junk mail a year.  Man, that is a lot of junk mail.   http://www.geneallen.com/  Come and see ALL the Homes for Sale in Virginia Beach, Chesapeake, Norfolk, as well as the rest of Hampton Roads.  This site is updated daily with...

With the smallest funding increase in years the schools get few new programs but 3.5% raise for most of the staff.  As it is, the budget of $724.8 million is 2.5% higher then last year.  Some staff were cut and changes to the retirement/health care benefits saved some money so the budget wouldn't be to much.  Let's hope it is enough to keep our schools competitive. http://www.geneallen.com/  Come and see ALL the Homes for Sale in Virginia Beach, Chesapeake, Norfolk, as well as the rest of Hampton Roads.  This site is updated daily with new real estate listings, pictures and other information vital to your home search.Google geneeallen
