Have you ever sold a home and found yourself wondering why real estate agents charge X percent?  There are several ways professionals, like attorneys and financial advisers charge for their services.  They can charge  a flat fee, a retainer, by the hour or a contingent fee.  Generally in real estate, the norm is a contingent fee or some percentage based on the sale price of the home.  But who is this "norm" benifitting is it one sided or is it a win-win? The traditional percentage base method of selling real estate works on the assumption that the real estate agent/brokerage firm is spending money up front, to advertise the property in order to find a buyer. When I was 22 I bought my first house. I can recall being very stressed about having enough money for all the costs associated with buying a home. I also remember, everyone telling me we "had to" purchase owner's title insurance. My agent at the time told me it was optional, and to be honest had no intention of shelling out more cash for something that was clearly not mandatory. Well, after several long debates, they wore me down and I purchased the "optional" owner's title insurance, but let me say I was NOT happy about it. We Buy Houses Virginia: It takes some time before you actually decide to sell your house. Once this is done there are discussions to find out the perfect timing to sell your house. If you apply a little common sense and think practically, the answer is easy to find. If you have a family with kids, you would choose to coordinate your home shifting with the time their school starts. In my opinion it's time to buy. Here's why: The odds are quickly stacking up against the "wait and see" option.  First, waiting risks prices going up, and let's face it they usually do go up.  Second, waiting also adds the risk of interest rates going up.  Here are a few examples that quantify the risks of waiting: Example A is our "bird in hand" scenario and illustrates buying today.  Example B is a "wait and see" scenario. Look at what happens if our "wait and see" camp is right and prices do fall 10% but interest rates go up 1%... In this scenario you would still spend more money on the same property.  Then look at Example C and see what would happen if property values and interest rates go up by 10%. Kings Grant Virginia Beach Homes don't come on the market too often and when they do, they usually sell rather quickly.  As of today, there are only 26 homes on the market with prices ranging from the just over two hundred thousand all the way up to half a million dollars.  In this neighborhood of approximately fifteen hundred homes, that's about seventeen one-thousandths of one percent; not a bad vacancy rate.  And in the past year, only 46 homes in the neighborhood have been sold.  Once you remove the short sales and foreclosures from that group, the average market time was about two months with about a quarter of them selling in less than one month.  The average market time for the entire city during that period was about two and a half months.
