Roanoke, VA Real Estate News

The Roanoke Virginia Real Estate Market has been a bit rocky this year.  Unfortunately it appears to be that way because of outside forces (media) and not the area itself.  Roanoke Virginia has a fairly stable economy.  The major employers are still safe and sound with no threat of closing down or laying off.  The housing prices have stayed remarkably stable with slight increases in a couple of areas with only the Smith Mountain Lake, Franklin County Virginia area suffering from what the national news would term as a distressed market. In the past several weeks we have seen an increase in showings and in purchase offers.  Buyers seem to be losing several deals before they get realistic with purchase prices though. With our stable economy, the $8,000 tax credit and the large inventory it...

For the last few years I've been enjoying the business of Home Staging, Redesign, and Home & Office Organizing.  I will admit that this business hasn't come without its small and large hurtles.  But no matter what size of hurtles I've encountered; I seem to get over them by using my creativity and determination.  But weekly I get calls from a number of people new to the industry who feel as if they are reinventing the wheel with each step they take. It can be difficult and exhausting learning how to make a successful business in Home Staging.  This is where I would like to help..... My goal is simple, but I need your help.  I'd like to collect your five most common "hurtles" that you as a home stagers ran into when you begin your business.  In other words, what were the missing details ...

Today as we celebrate Mother's Day I would like to thank my 4 wonderful children for all they have endured through the years.   For all those years that I would drag them around with me to preview and show homes while bribing them with the promise of ice cream and Taco Bell for their patience and good behavior. For all the weekends that I had to work because weekends were usually my busiest.  For understanding that although it could be really annoying, the cell phone ringing was a good thing.  It meant we would have money to pay the bills next month. As my career took a turn and I began to offer staging services, I would like to thank my sons for helping me move furniture from place to place. And thanks for understanding that if there was no furniture in the house when you came home...it ...

I was looking at some sites and came across one today that really bothered me.  About 16 months ago someone by the name of Rusty Phillips submitted an article on Hubpages entitled, "Home Staging Changed My Life".  She/he says that you don't need any certification or training to become a Home Stager.  After reading the many comments that followed, I decided to go ahead and submit a comment of my own.  I'm sure you will agree that this article needs more comments submitted to uphold the intregrity and standards of this industry.  Even though this article is over a year old, people like myself are still going to run across it and possibly get the wrong opinion if they don't read further through all the comments.  Please read this article and feel free to express your own opinion so those w...

A real estate friend told me this story in the early ‘80's when he had his great Aunt's house on the market. He had the house listed at the time. I have listed it several times thereafter. The house is located in Old Southwest, Roanoke's Premier Historic District.  His Aunt and Uncle bought the house sometime in the 1950's. I am assuming that no agents were involved. Right before closing, they decided to do a quick walk-through with the seller. The seller said, "By the way, the front door is leased. It doesn't pass with the property." The door was owned by a museum. It was a door taken from one of Napoleon's country homes.  Naturally, there was a problem! The buyers and sellers went to the attorney's office to seek advice.  The attorney, who must have been a very wise man, said that he ...

This is a small shrub, or perennial. It blooms very early in the year.  In Roanoke, Virginia, it often starts blooming in February. It often blooms unnoticed--nothing flashy about this plant! It is a very old-fashioned plant. It took me about a year to track down its name! Do you know what it is? I took this photo. Please feel free to use it! Barbara Delaney, Roanoke, Virginia

Last week I had an email and a call from a buyer I worked with 15 years ago!  She went to one of my company's open houses. She didn't think there was a problem because, it was the same company! There was no problem! She wants to buy a house! Her name was familiar, but I couldn't remember much--15 years! I think that she is a bit disappointed! She remembers all the details, I don't! I asked she how she remembered me. She said that I was very memorable! Talk about feeling bad!  Today, I asked how she had found me, I had changed companies about 12 years ago!  She said she had seen my print ads. She knew about the change. Moral: Keep some presence in print! Not everyone is an Internet freak! By the way, she was a journalist!

Another photo from Virginia Safari Park, a drive-through park where you feed the animals from your car. They will then pose for you! Virginia Safari is close to Natural Bridge, Virginia and close to Lexington, Virginia. Virginia Safari is about an hour away from where I live in Roanoke, Virginia. We didn't get the chance to feed this guy. He was obviously already well-fed! The photo is my own. Please feel free to use!

My Mother is a flower freak!  A day without flowers, is like a day without sunshine! This is a very barren time of year in Roanoke, Virginia. Her orchids have stopped blooming. The hyacinths I gave her are bloomed out! We had a very nasty, very cold winter, but just had our first snow last Sunday. Mom, who is 88 3/4, has been very depressed! She couldn't get out. She was able to get out on her own for a couple of days. That made her happy, but the flowers!!!! Here is a picture of my Mom and Rick, my significant other, at Virginia Safari, an animal drive through park, close to Roanoke. We have so many flowers in our yard, but the bloom time is a month or so away! Today, I picked up a pot of tulips in bud for her. She said that I needed to save my money! Seven bucks made her VERY HAPPY! I...

Bad News Travels Fast! No News is Good News! We need to spread the good news about the tax credit to both buyers and sellers! I held an open house at one of my listings Sunday. It was the first snowfall of the year! I expected to be the Maytag Repairman. Much to my amazement, 12 groups came through during a 2 hour open house! The roads were covered with snow. I tried to sneak out early. Driving in the snow scares me. Two more couples showed up. I came armed with a hand-out on the tax credit. Some people knew about it, but didn't know the details. Some were unaware of it. One lady said, "I will believe it, when I see it!". They all took a copy of the flier. We all need to take a pro-active stance on letting people know about it! (P.S. I closed on a sale last week. After closing I discusse...

I have been seeing commercials for this on TV and decided to check it out and see what it was all about. I went to the website and this is a brief description. From http://www.earthhour.org/about/ For the first time in history, people of all ages, nationalities, race and background have the opportunity to use their light switch as their vote - Switching off your lights is a vote for Earth, or leaving them on is a vote for global warming. WWF are urging the world to VOTE EARTH and reach the target of 1 billion votes, which will be presented to world leaders at the Global Climate Change Conference in Copenhagen 2009. VOTE EARTH by simply switching off your lights for one hour, and join the world for Earth Hour.Saturday, March 28, 8:30-9:30pm. Seems like a good idea to me.

This post is aimed at first time buyers who are interested in trying to take advantage of an extraordinary program offered by the Federal Government. It is my hope that people who are considering purchasing a home in the Roanoke Virginia area will contact me with any concerns or questions regarding this or any other Real Estate issues. Here are the highlights of the program: 1. Eight grand, new buyers: This credit is equivalent to 10 percent of the purchase price of the home--although it's capped at $8,000--and applies only to first-time home buyers and principal residences. But unlike an earlier $7,500 home buyer tax credit, this one does not have to be repaid. 2. First time buyers defined: For the purpose of this legislation, a "first-time home buyer" is someone who hasn't owned a pri...

This is Bambi, emerging from the wood, one morning when the fog was just lifting from the meadow. He was looking for his mother. There were hunters everywhere! It was not doe season. Bambi was too young for a kill. They were safe! This is my photo. Feel free to use! Taken at Virginia Safari Park.
