Thoughtful Thursday!  It Seems That The Market Is Picking Up In Full Force This Spring! Things here are really kicking off with a bang.  Get out there and show your clients how hard you work and tell them that you would love to represent their families and friends as well.  I know a lot of you use Brian Buffini's products and I do as well.  He preaches the power of the referral and it really works.  Don't sit back and wait for your past clients to tell you about a friend or relative that needs help, ask then once a month if there is anyone that could use it. If we work hard and exceed our client's expectations, we will pick this market back up.  I wish all of you the best. Competing Offers In This Market.  Got To Love It!  Its Easy If You Price It Right! I listed a wonderful home for some of my "A" clients this past Saturday and ratified the contract today.  Two offers came in on the home and the bidding war begun.  Of course, we went with the highest and best.  It just goes to show you that if you have a great home, great sellers, and a great price, your client can usually get more than they thought.  I wish you all the best and hope you have a great Spring. I just got around to flipping through my most recent copy of the "Fanfare," the Fan District Association's bi-monthly newsletter.  There is a lot of cool stuff coming up in the Fan, so I thought I'd list the activities, in case people who aren't "Fanfare" subscribers aren't aware.  So here they are, in date order: Saturday, April 25:  The "Binford Bash," celebrating the visual and performing arts.  The Bash will be held behind the Binford Middle School, located at 1701 Floyd Avenue, from 11:00 a.m. until 6:00 p.m.  For more details check out www.binfordpta.org.  I haven't been before, but I certainly plan to wander right on around the corner.  It looks to be great fun for the entire family.  Sunday, April 26:  The 69th Annual West Avenue Garden Tour.  Children's events begin at noon, an...

Radon Gas!  Very Dangerous and Underrated!  Please Call Your Local Radon Expert and Learn More About It.  Just Look At The Name, RADon-RADiation. I went to meet a radon specialist at a home that one of my clients has under contract this morning.  Most of my clients choose not to do a radon inspection (I am guilty of this also. I have never had one done on my home).  The inspector was telling me that back when Reagan was the president, he ordered a mandate to HUD to include a radon inspection with every home.  Why do you think he did this?  Because it can kill you!  This mandate was never followed and there is now an investigation into why not.  He was telling me that 66% of Virginians live in hazardous levels of radon.  Radon reads in numbers.  I think it is the percentage of the air.  ...

I can understand if your daughter's wedding is in the backyard or your son's birthday party is happening at the same time that I am trying to show your house, in that case, I will schedule another showing.  How on earth is an owner/agent going to tell me this because he will not be home and can't put his dog up (not out of town, just at work in town)?  I was told this today when I tried to schedule a showing for tomorrow afternoon.  To all the sellers out there that don't understand how important it is to give easy access to your home when it is listed, you need to wake up, or smack your agent if they have not told you.  To any agent out there that doesn't understand how important it is, you might want to smack yourself or find a new career. Just venting a little.  I know that some thin...

You might have heard of this public speaker before.  Take a minute and read this blog.  Open your mind and try to grasp how effective you could be in real estate if you could learn to speak to the public like this.  This is one of the most amazing and influential public speakers of all time.  Right here in Richmond, VA!  Public speaking is a very important tool in the real estate world.  There are classes that teach you the most effective ways to grab your audience and pull them in.  Imagine how powerful it would be to hold a buyer seminar with fine tuned public speaking techniques.  I was looking at some properties in Church Hill, Richmond the other day.  As I drove past St. John's Church, I was thinking about the famous speech that Patrick Henry gave there.  His speech is accredited w...

I hope it does not take 18 years to reach my goal.  I can see why it took them that long though. April 6th, 1909 one hundred years ago today, the North Pole was reached for the first time by Robert Peary and Matthew Henson.  The task was not an easy one.  The explorers and their team of men and dogs made practice excursions twice, to practice their methods and skills for dealing with the harsh conditions and sometime -50F temperatures.  It was an 18 year long endeavor from the days of organizing the team, until they actually arrived at the pole. Stonewall Court - A Brief History  At the declaration of World War II in 1941, the nation was put on alert for foreign invasion. Over the entire country, on the East and West Coasts, groups were formed for the safety and protection of people in all communities. Men and women were selected from each neighborhood to form a Civil Defense Patrol.  In the Court, it was decided a meeting place had to be found where the workers could hold gatherings and to store equipment. One of my former listings, the dwelling known as 345 Lexington Road, was chosen because it had a basement, and was one of the few places that could be entered from the outside without going through the house.  Shelves and racks were installed in the basement to hold the steel helmets, special flashlights, stretchers, splints...

April 5th, 1896 was the opening day for the resurgence of the Olympic Games.  There were not as many different competitions as there are in today's games.  The events then were Athletics (we call Track and Field now), Cycling, Fencing, Gymnastics, Shooting, Tennis, Weightlifting, Swimming and Wrestling.  Only 14 countries participated in those games. Disclosure Law and Agency Law!  You Better Follow Them! Attention all Realtors.  Just a reminder that you better play by the rules and remember that there are serious laws to protect the public and other professionals that work in the correct way.  I know that most of us are very serious about the way we conduct business and protect our clients interests to the fullest, but unfortunately, there are some agents out here that don't!  There is no need to be greedy and crooked.  If you are a good agent and take great care of your clients, you will do great in this business and will make a great living. Make sure you disclose any interest that you have in a home you are listing on everything (MLS, Yard Signs, Contracts, etc.) and always make sure you represent your client to the fullest and ...

March 31st, 1918 is the day that daylight savings time was first used in the United States.  I guess there are good and bad arguments for it.  I told my dad once that it was part of the energy policy for the country.  He replied that it was the entire energy policy for the country. Sorry, I could not find a single trivia item associated with March 28th.  I did however find several!  Today, in 1866 the first motorized ambulance goes into service.  In 1881, the Greatest Show on Earth is formed by P T Barnum and James Bailey.  In 1885, the Salvation Army is officially organized.  In 1891, the first world wide weight lifting competition is held.  I guess it was a popular day for "first". Thoughtful Thursday!  Hang In There Realtors!  Take Great Care Of Your Current and Past Clients Now And You Will Be Doing Great When The Market Picks Back Up! If you work hard for your clients and go above and beyond for them, they will refer you to their friends and family.  If you can do this in today's market, when it picks back up, you will be doing great.  This is the time that we have to really show how dedicated we are.  If you have not kept in touch with your past clients, you need to start.  I have seen some agents that are just in it for the one paycheck and now they are wondering why they have no business.  You need to always stay in touch with past clients! We all know the right things to do; we just have to do them. Nate RoweThe Nate Rowe Groupwww.NateRowe.com              ...

I got home this past Sunday at 3 a.m. from vacation in Costa Rica.  WONDERFUL.  Beautiful country, super nice people, amazing wildlife.  I'll post a picture album once I can dig through all the work stuff.  But I do not recommend the return trip schedule - leave house at 5 a.m., drive 2 hours to San Jose, fly from San Jose to Guatemala, fly from Guatemala to El Salvador, fly from El Salvador to Dulles, drive from Dulles to Richmond, collapse into exhausted sleep at 3:30 a.m., just over a full 24 hours later. But enough whining - the trip was well worth that inconvenience.  And I've come back to some good news: We got another confirmed, executed reservation for the Windsor Court condominiums.  Whoopee! Housing sales rose sharply - 5.2%, I believe - higher in February 2009, far outstrippi...

March 25th, 1669 Mt. Etna, the still very active volcano in Sicily erupted, killing about 20,000 people and destroying the town of Nicolosi.  The same volcano erupted two weeks earlier and killed 15,000 people.  I guess they were on opposite sides of the mountain.  I'm not sure I would like to live in the shadow of an active volcano, but I suppose there are actually millions of people with-in reach of the many potential killers scattered around the world.
