Arthur and I are early risers.  We are at the gym by 5:30 AM, exercise and get home to start our business day.  However, we frequently opt for an early morning walk in the Occoquan business district.  Why is it "Our Occoquan"? Except for an occasional sea gull along the seawall we rarely ever see a car, no less a person.  Many of you know Occoquan as a bustling retail district comprised of many 18th and 19th century buildings.  As we walk with our modern day Starbucks coffee in hand we try to envision what it must have been like in the "olden days".  It is really a lovely little historic town, but we enjoy it even more at "our" time of day.  For those of you who know Occoquan you will find the pictures below unusual.  Mill Street is deserted as is Union Street and the Occoquan River loo...

For many years those of us traveling home to Prince William County from Fairfax County on Route 123 were constantly plagued by traffic backups approachiing and crossing the Occoquan River bridge at Occoquan.  Help finally arrived in the form of a new 6 lane bridge accompanied by a major widening of Route 123 in Fairfax County.  The first picture below (taken from the Occoquan side) shows clearly the smooth flow of traffic. There is a public parking lot at the eastern end of the Mill Street business district.  In addition to spaces for cars it has long been a favorite spot for folks to sit and leisurely fish in the Occoquan River. Well, a new 6 lane bridge now provides a ton of sheltered space for both cars and fisherman. Occoquan Pointe is a group of 72 town home condominiums with garages.  They sit high above Occoquan away from the hustle and bustle of the business district.  They were built in the mid 1990's.  Even after that length of time the exteriors are absolutely pristine - a testimonial to the management of the homeowner's association. Over the years my husband and I have had several transactions in Occoquan Pointe. Two of our favorite bakeries have always been "out west" - Grace's Pastries in Herndon and Moms Applie Pie Company in Sterling.  Well, both of these "ladies" delicious baked goods can now be purchased in Prince William County.   The good news is that Grace's Pastries are now available at the Farmer's Market  on Dale Boulevard in Dale City on Sunday mornings.  The bad news is that the Farmer's Market is only open in Spring, Summer and early Fall.  The rest of the year you can order online at Grace's Pastries She has received critical acclaim in The Washington Post and other publications. What do you do when you need to put new homes in a historic town setting?  In some areas builders just throw them up and disregarding the integrity of the neighborhood.  In Occoquan, the town planners, the builder, the architects and a Victorian color expert sat down and for months hashed through a plan that would create new homes that fit in with the setting of the old town. The result is Gaslight Landing townhomes on the "main" street of historic Occoquan.  My first post about Gaslight Landing was in July 2007 when the development was just breaking ground.  Now the first row of townhouses fronting on Commerce Street are nearing completion and the second row directly on the Occoquan River are well underway.   The painted ladies of Occoquan aren't the first Victorian style homes in town...

The lower of the 2 pictures above is an old aerial view of Occoquan that shows a boat dealership with moorings on the Occoquan River.  That facility has been razed and replaced by a new residential building that can be seen in the upper picture.  Those of us who have sold real estate in Occoquan for more than 30 years were initially concerned that the new building would detract from the historic appeal of Occoquan.  Of course, so were the other business people in the area, but as the photo below shows it is very difficult, if not almost impossible, to distinguish between the new and the historic.        The building at the rear of the photo on the left with the Queen Anne peak is the new building.  As I said, it is difficult to distinguish between the old and the new.         Planning ...

The latest edition of the Washington Business Journal (WBJ) has named Town of Occoquan and the Occoquan River Communities in the top 13 communities to watch in the DC Metro area in the future. We have had picture perfect weather the last few days in Northern Virginia and it seemed like a good time to escape and enjoy a few moments on the Occoquan River.  So we headed over to Madigan's Waterfront Restaurant to have a leisurely lunch on the waterfront deck. The smell of pies baking is not coming from my house.  That is the good news for my friends and family  The even better news is that we only have to go a few miles away from our home in Belmont Bay to the historic town of Occoquan to find Mom's Apple Pie Company and General Store. All of the pies at Mom's are made fresh with local ingredients.  You can actually find someone peeling apples in the kitchen and you have your choice of the traditional two crust apple pie or the brown sugar crumb topping.  Even though the store is called Mom's Apple Pie you will of course find a few other popular choices as well.  Depending on the season you can find blackberry, raspberry and rhubarb fruit pies available.  In the fall the pies change to the classics you would expect for Thanksgiving and Chris...

Another important event this year  the OCCOQUAN RIVER FESTIVAL .  This is the first river festival and it includes events in the Belmont Bay Community as well as the Occoquan Regional Park located across the river in Fairfax County.   Yes and it's for the birds!!  There are numerous pilings at marinas, parks, yacht clubs and moorings at homes along the Occoquan River.  We are fortunate to live along the shoreline of both the Potomac and Occoquan Rivers.  While they provide our drinking water and recreational opportunities they also contain wetlands and an excellent supply of food for our feathered friends.  Bald eagles, osprey and sea gulls are regular inhabitants.  We also have a heron population as well. For the most part the activities at Occoquan Regional Park, Belmont Bay and the Town of Occoquan will not necessitate sitting, but a collapsible chair or stool may come in handy at times.
