If you like to see fall colors there are many places in this country where you can travel to see them. Fortunately for those of us living in Virginia we receive our fair share of fall color as well. Although the colors are a bit more muted this year there is still plenty of beauty to behold.                                     While it is exciting to drive among the hills and mountains glimpsing a barrage of color there is something extra special (at least to me) it is even more beautiful to see the colors reflecting in the water. That is why Lake Anna continues to be my favorite places to view fall in all it splendor. Give me a double dose of color any time and I'm in heaven. Lake Anna is thirsty...thanks for the rain. Yes, we love sunshine and wam weather but there are times, and this is one of them, when we are thankful for rain. The water level has been down a bit because of a lack of rain and there's nothing that we like better than deep water off our docks.  There are still warm days ahead when it will be ideal for jumping off the dock and taking a swim as well as the having the fun of being able to catch, if not the big one, at least something bigger than a minnow right in front of your own place.      What's wonderful is that rainy days make sunny days even better. Another plus is that Lake Anna is surrounded by a great deal of unimproved land much of which is lush with vegetation. A sign of the times...Real Estate attracts new agents. We are seeing a number of new agents entering real estate along with some that are reactivating their licenses. This is a sure sign that the market is getting better. Come sail away on Lake Anna. Although sail boats are vastly outnumbered by pontoons, jon boats, ski boats, and jet skis, we do have some sail boats gracing the lake. As much as we love all types of sea (lake) worthy vessels there is something special about seeing the sail boats making there way quietly and gracefully.We Love Sharing Lake Anna with SailboatsNot only do we have a number of sail boats owners enjoying the lake we also have the sailing club from The University of Virginia utilizing our waters to practice for their competitions. How to get the most from your Lake Anna REALTOR®.I enjoy meeting new people. I love to help them. I enjoy showing Lake Anna and available properties…BUT.  It can be a bit daunting when folks drop in unexpectedly and want to be taken out immediately to look.  To look at what? We have waterfront homes, waterfront land, water view homes, water view lots, water access homes, water access lots plus homes and lots that do not have access to the lake other than through the marinas or the state park.  Prices range from the high $20,000s to the millions.    Many that have never been to Lake Anna think they are coming to a rural spot way out in the country where the prices are naturally much, much lower than where they live.  That is definitely not the case.  If they have not looked at water orie... 09/09/2013

I do not want to sound scripted but...I do have a number (it is really a big number) of questions that I ask buyers. How else will I know what it is they hope to accomplish and my goal is to help them do just that. Of course I ask all of the questions about price range, type of property they are interested in, time frame, if they have been pre-qualified, and all of the questions that would be asked any place. THE MARKET AT LAKE ANNA Although Lake Anna does not lead the real estate market in Virginia we manage to catch up before too long. Like many other areas of the country we are heading towards a buyers market if things continue as they have been recently. We have a great number of homes listed and while prices are not shooting up they have stabilized for the most part. Windwood Coves is experiencing the same type market as the rest of Lake Anna. AVAILABLE HOMES There are currently seven homes on the market. None of them are waterfront. They are access (off water) homes that have access to the lake within one of the three common areas in Windwood Coves. Access homes in this subdivision have boat slips. Combo lock boxes...do your sellers realize the risk? Yes, I really believe there is a risk involved when using combination lock boxes. Often out of area agents that list homes here at Lake Anna will use combination lock boxes because they do not belong to the same association that we do and therefore use different types of lock boxes.  Even though our Listing Agreement has a section were it specifies that there are sellers that may not understand the ramifications when an agent has check off 'will not'. Many owners may not even notice and there are possibly some agreements that have the 'will' check off but still do not use the electronic lock box.
