At JC Advantage and across the Northern Virginia market, we have been seeing properties for sale for shorter periods of time, and selling at higher prices. Spring normally brings a significant increase to the real estate front, and it seems to be continuing to heat up in the summer months. In the greater Northern Virginia/Metro DC area, the average home is on the market for 38 days. This is a big decrease from last year’s average of 48 days. What makes this even more significant is the fact that more homes are on the market since last year. The number of homes for sale in our area is up over 20 percent from last year. Liar, Liar, Pants on Fire!   Here we are again with multiple offers and officially a Seller's market. You've found the perfect home and decide to write an offer.  Your agent calls the listing agent and discovers there are multiple offers being submitted on the property all above list price.      Before you go any further know in many cases like this Sellers are asking you to forgo a home inspection.  While Sellers are supposed to disclose any known problems or defects some times they do not.  In the case of purchasing a foreclosure or corporately owned property the Sellers may have you sign an indemnity agreement absolving them of any liability.  I have a few thoughts on both having seen situations with less than scrupulous individuals. Most of the sellers who have sold their home in 2010 as a short sale you should or will be receiving a 1099 in the mail. A 1099 is a form to report income to IRS, in some instances the mortgage company will send the 1099s to IRS stating that their loss (the difference between what you owed the mortgage company and what the property was sold for) is considered income to you. As part of the project to extend the Metrorail to Dulles International Airport, there is an explosion scheduled for 1:00pm. This explosion is designed to test the 'structural integrity of a caisson near the interchange between Dolley Madison Boulevard and the Dulles Connector Road.' Understandably, we folks who live outside of Washington D.C. are somewhat sensitive to out-of-the-ordinary occurrences, so I thought I would try to get this information out to as many people as I could. The tale of this McLean, VA short sale started in late May 2009 when I was contacted by the sellers, who had been transferred out of state with a government agency job.  We put their McLean, VA short sale on the market on June 9, 2009.  (The sellers found me through my Active Rain blogs of other short sale listings that had been approved and sold.)
