One thing I love about living in the Lynchburg, Virginia area is when snow's a'comin' it's an event. We don't have snow that often and watching the flakes fall has always been magical to me. There's a run on bread and milk at Kroger, the mall and schools close down and we stay inside in anticipation of the flurries to come. One of my neighbor's plows our driveways- of the TWO OR THREE INCHES of snow we might receive. It usually warms up the next day and all traces of the white stuff are gone too soon. The News and Advance emails me Breaking News updates and yesterday's surprised me; local schools would be closed today in anticipation of weather in the single digits. For a gal who grew up in Massachusetts and had to walk to school in six inches of fresh falling snow, this was hard for me...

Maybe it's because it's cold outside but I've been making this dish a lot recently. This is the Mediterranean Plate you'd find at one of the beachfront restaurants in Sayulita, Mexico. (If you've seen the movie Beverly Hills Chihuahua, you've had a brief glimpse of Sayulita). Except for the Tahini, this is a healthy (and vegetarian) lunch. The plate consists of: Hummus Feta Cheese Olives Roasted Red Peppers Toasted Pita Bread Carrot Sticks Cucumber Wedges   Roast sliced Red Peppers on a cookie sheet drizzled with olive oil and oregano. Slice and separate Pita Bread, toast in the oven with Peppers.  I use my favorite Hummus recipe, slice my carrots and cukes. Everyone is looking for a bargain.  I myself hate to pay full price for anything.  That is just because I love a deal.  Heck we all love a deal.  I've never heard of anyone bragging about how must they over paid for something.  But for me to expect to get a deal on everything I buy every time I purchase something would be unrealistic because sometimes the value is more than the price. As a buyer in the current market I think it is important to be very educated even more now than before about how to negotiate a good deal but also how to determine what is a good deal. The Lynchburg Virginia market report for the month of November was record breaking, until the Market Report for the month of December came along. Nearly twice as many homes were listed between the month of November and the month of December yet approximately the same amount of homes actually sold.  This increased the inventory in this area quite a bit.  Absorption rate is very high in some areas of Central Virginia. Specifically in Lynchburg City limits only, in the month of December 41 properties sold and 34 of these homes sold were single family homes.  This was a decrease in the amount of homes sold this month of 13 from November.   The average list price was $150,715 price sold was $146,577 and the average Days On The Market (DOM) was 121.23 days.                                  This wonderful little patch of Autumn in Lynchburg Va So if you're looking for a pumpkin for Autumn and lots of fun for the kids. This is very convenient and cool place to come for a visit.     I noticed this when they were  first setting up and then forgot about it til I drove by it today. I got a few good pics until I had to leave. It's close by so I'll have a chance to do a 2nd part on it in a day or two. It was a very busy place and it looked like everybody was having a great time.     I'll have more photo's in a day or 2 to share. The sun was really bright out there today so I couldn't tell what I was shooting.

Where are the Buyers? As the economic rollercoaster continues to effect all sectors of business across the country, home sellers (and real estate agents) in many areas are left to wonder ‘Where are our buyers?”  We’ve continually touted our area’s stable market and varied pool of buyers, but let’s take a look at specifically ‘who’ has been buying ‘what’ recently. For the month of September we saw 210 homes close – 73 of those in Lynchburg City (35%), 50 in Bedford County (24%), 46 in Campbell County (22%) and 16 in Amherst County (7%).  This leaves 25 homes, or 12%, for the remaining surrounding counties. Hello Everyone. With all the talk about the economy and the slowing of the housing market. I wondered what people would do if they had to come up with Plan B, at least part time. Well I love real estate(except for the people)LOL. I've been doing it for 13 yrs and have done pretty well, I believe. But if I had to, and I might again, even part time because I do love it. Ah, the life of a Realtor (R)... no set hours, my time is my own, come and go as you please. PU-LEEEZ !!! This  was one long day: 7 am- Check email, write email. Receive email from agent asking permission to use my photo. Huh? 8 am- Check out the agent's website- already using my photo, send email asking for it to be removed. 8:30 am- Call client, set up showing for 6pm. Email agent about closing details. 9:30 am - Meet with client to sign the listing agreement. 10:00 am- Drop lunch money off to daughter at college.      10:30 am- At the property taking photo's and video. Just me and fifty acres. Not too sure about tramping through the grass... I KNOW there's at least one snake waiting for me.
