2 Days ago my phone rang...it was an appraiser informing me that I had unwanted tenants in one of my vacant listings.  It seems two black snakes took up residence in the house.  The appraiser went on further to say it was the quickest tour of a home that she had ever done before and she had no idea she could take pictures quite so fast.  After doing some research and finding out more than I ever wanted to know about black snakes, I had to find someone to get rid of them.  Snake removal is definitely not in my job description (nor in several local exterminators either...as soon as I said snakes, several did not want to continue our conversation.)  Then I called ASAP Home Services and he said he could start immediately and had recently removed 87 black snakes from a home (now that is cree...

I typically work as a buyer's broker, but I do take an occasional listing.  Yesterday, I took a listing for a family friend.  It's located at Lake Frederick, a 55+ community just south of Winchester, VA, and it is a beautiful home, and the community is awesome.  Lake Frederick is a 55+ home-buyer's dream. A glut of inventory???? After reviewing statistics for our area I realized something was very, very wrong.  Statistics show over 9 months of inventory currently on the market, but after showing houses I just didn't believe it.  These results make the marketplace look a little bit better after I take a much closer look at what is happening in our local multiple listing service. So many things to do, so little time.  There is alway something to do in the Shenandoah Valley.  This weekend is no exception.  One of this weekend's events is the Brew and Blues Festival in Front Royal, Virginia.  Downtown Front Royal will be filled with activities from 1 pm to 8 pm.  Twenty plus beer crafters will be sharing their wares throughout the day.  A number of these breweries are Virginia based breweries, but contributors are coming from as far as Belgium and Hawaii.  There will be exhibts, food and music throught the day.  The beautiful Fall day promises to provide a comfortable setting for this annual event.  Tickets may be purchased at the event for $15 for beer tasting.  A commemorative pilser glass will be provided.  Come out and join us for a day of brews and blues.

                           Locals swear Melting Pot Pizza has the best thincrust pie.  I would have to agree.  This establishment has been in business for 30+ years (138 West 14th Street, tel. 540-636-6146). Next time you are visiting Front Royal, VA make sure you stop in and order a pizza pie along with your favorite pitcher of beer.  You won't regret it.  Most of the servers have worked here for many years and if you are a regular they will remember your order.  That's what small town living is all about. By the way, they are now smoke-free but that doesn't mean you leave without the lingering smells of the best pizza in town on your clothing. Ahhh, Melting Pot, don't miss it!

Hard to believe in this market that my buyers can't find the home of their dreams, isn't it? Well it isn't so hard to believe when you know the details. I have a couple that would love to own their own home.  They have been renting for many many years and are ready to move on. Unfortunately they require a Veteran's Administration loan and most of the homes in their price range will not pass (on condition) for VA financing.  I really feel bad for this couple.  They call me religiously several times a day asking me to look up homes for them that they have driven by or someone has told them about.  They aren't real tech savvy so they rely on me for the "techie stuff" (so they say). I have been living in the DC area now for almost 12 years. Every year, one of my favorite things to do is to take the short trip down to Skyline Drive, in the Shenandoah National Park, and spend time in the sun. Yesterday, the weather was perfect for just such a trip. We left the house at 1pm. Kind of a late start, but Skyline is just an hour away, so we still had plenty of daylight ahead. For us, its 11 miles down the Fairfax County Parkway to I-66, head east to Front Royal, and enter Skyline Drive just past South Street. Real Estate is slowly, slowly coming back to life here in Virginia.  Everyone is talking about reaching the bottom.  All indicators are pointing to the fact that we arrived at that point in November, 2006.  Homes incorrectly priced for the 'buyer's market' have been withdrawn or expired finally.  With the reduction of active homes, we now have an absorption rate of 9 months...which means that if no other homes came on the market, at the rate they are selling it would take 9 months to get them all sold.  The highest went to almost 13 months.  With interest rates low and a decreasing amount of active homes, it is time that buyers start taking advantage of some really great deals.  If you'd like to research my market area, I invite you to check it out at www.homesdatabase.com/sharonldaniels.

If anyone has clients that are interested in receiving information regarding my coverage area, I'd be glad to send them a relocation kit.  My community has many great features and attractions including the entrance to Skyline Drive, which is part of the Shenandoah National Park. Front Royal is known as the Canoe Capital of Virginia. The Shenandoah River consistantly brings tourists.  This area is a nature lover's delight!! We are also the western gateway to the Nations Capital.
